Please make the following corrections to your site plan: a.Label the existing carport. b.Since the property is a corner lot, the minimum required setbacks are 25 foot street setbacks from the eastern and southern property lines and 10 foot side setbacks (must add up to 35 feet between sides) from the western and northern property lines. Please correct the building setback lines accordingly on your site plan. Height Calculations: 2. Please make the following corrections to your height calculations: a.The elevations provided for Points C and D of your height rectangle are 105’ and 96’, respectively. However, based on the topography shown on your site plan, it appears that the elevations of these two points should be closer to 95’ for Point C and 90’ for Point D. Please correct the elevations of the corners of the height rectangle and/or the topography lines as necessary to provide accurate height calculations. b.Two points are labeled on your site plan as the datum point. Please clarify what was used as the datum point and provide its elevation. c.Please clarify what the numbers near the four corners of the height rectangle are indicating (i.e. -17.0 prior, -15.0 new, etc.). It appears that these are elevations in respect to the second datum point; however, only one datum point and one set of height calculations/elevations should be provided to avoid confusion. d.The elevations provided for the average grade do not correspond with the elevations provided for the maximum and actual height. Please correct your height calculations and show the maximum height as the average grade plus 25 feet. Show the updated average grade, maximum height, and actual height on the building elevations as well. Lot Coverage: 3. It appears that the existing carport was not included in your lot coverage calculations. Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point 30 inches in from the outside edge of the eaves, whichever covers the greatest area. Please update your lot coverage calculations to correspond with this definition. Please submit three copies of the updated site plan (at least one copy must be reduced in size) and only two copies of any affected sheets of the building plans. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, excluding Wednesdays, between 8:00 am and 4:30 pm.
