Please refer to the attached handout that describes the height calculation process. Landscape Plan. 2.Three issues need to be addressed that were identified as conditions by the ADB in their design approval of the project from June 9, 2006. A fourth concern was also identified during my review. a.The landscape plan must be modified to include appropriate ground cover in the entire southern and western planting beds adjacent to the building. b.All planting beds must be irrigated. c.Seven percent of the parking lot area must be set aside as planting beds. Because extra parking spaces have been proposed, there should be adequate room for additional features such as landscape islands or peninsulas. Please indicate the total area of the parking lot as well as the area of each existing and proposed planting bed. Show the calculations of how the seven percent threshold is achieved. Call out the existing and new beds on the site plan; for example, the existing peninsula directly to the northeast of the building. d.The proposed landscape plan (3/28/06) does not match the site plan or civil drawings in the area of the parking lot immediately north of the trash enclosures. Please show the change on the landscaping plan and include the rectangular planting bed in the calculations mentioned in above in 2c. You may redline your plans to reflect any changes; or, if you are submitting new plans, please submit 3 site plans (one must be reduced size) and 2 sets of the updated pages of the building plans. Please make all submittals to Marie Harrison, your Development Services Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm; we are closed Wednesdays.
