07-1100 Plan Review Comments I (2).pdf November 27, 2007 Ben Holt 22508 76th Avenue West Edmonds, WA 98026 RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2007-1100 HOLT SFR AT 1141 SEA VISTA PLACE Dear Mr. Holt: I have reviewed the above building permit application for the Planning Division. Before I can sign off on the permit, however, the following information needs to be clarified: 1. SEPA Review: According to the cut and fill volumes listed on the temporary erosion and sediment control plans provided, the total amount of grading will exceed 500 cubic yards (approximately 800 cu. yd. are proposed). As a result, SEPA is required. Please submit a completed SEPA checklist along with an Adjacent Property Owner mailing list of property owners within 300’ of your parcel. The fee for SEPA review is $420. 2. Lot Coverage: It is difficult to determine how the structural lot coverage was calculated. Lot coverage is defined as “the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point 2.5 feet in from the outside edge of a cantilevered roof, whichever covers the greatest area.” As a result, the lot coverage calculations should include the total footprint of the proposed house as well as the deck above the patio and any covered porches. Please provide the appropriate proposed lot coverage square footages for each and the final calculation as a percentage of the total area of the lot. Maximum coverage is 35%. 3. Rockeries: Please indicate on the site plan which rockeries are existing, which are to be removed, and any new ones being proposed. Rockeries and retaining walls are not permitted to exceed 3 feet over original grade where they are located within the setbacks. Please submit three copies of your updated site plan (one of which must be 8.5” by 14” inches or smaller) and two sets of any updated pages of the building plans.
