Lot Coverage: 1.Thank you for providing a breakdown of your lot coverage calculations on your resubmitted site plan. It was noted, however, that the sum of the breakdown (2,581s.f. structure, 265s.f. covered patio, and 78s.f. and 91s.f. decks) equals 3,015 square feet; however, the site plan states that the total coverage is 2,876 square feet. Based on the breakdown of your lot coverage calculations, a total coverage of 3,015 square feet is equivalent to 35.89 percent of the lot area of the site. The maximum allowed lot coverage for the RS-6 zone is 35 percent. Therefore, please decrease the proposed lot coverage so that it does not exceed 35 percent of the total lot area. Wet Bar: 2.I received the property owners’ signed Accessory Dwelling Unit (ADU) covenant; however, the covenant was signed in blue ink and was printed on 8.5 by 11 inch paper. As I stated in my correction letter on January 31, 2008, due to the County’s restrictions on margins, the covenant must be printed on legal sized (8.5 by 14 inch) paper and cannot have writing located within the margins. The top margin must be at least 3 inches and the remaining margins must be at least 1 inch each. Additionally, note that signatures must be notarized and signed in black ink. Please submit an updated ADU covenant meeting the County’s requirements for recording. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, excluding Wednesdays, between 8:00 am and 4:30 pm.
