Site Plan: 1.It was noted that you slightly reduced the dimensions of the proposed residence in order to reduce the proposed lot coverage; however, your site plan must be corrected to reflect the updated dimensions/design of the proposed residence. Please show the outlines of the proposed rounded bumpouts on the decks and draw the dimensions of the residence to scale. Height Calculations: 2.Since the dimensions of the residence were reduced, it is possible that the elevations of the four corners of your height rectangle may have changed as well. When you update the site plan to reflect the actual dimensions of the residence, please also update your height rectangle and the elevations of the four corners if necessary. If the elevations of any of the corners change, please also update your height calculations accordingly. Lot Coverage: 3.It was noted that you updated your breakdown of lot coverage calculations; however, upon review of the updated floor plans and the breakdown of your lot coverage calculations, it still appears that the proposed coverage is slightly over 35%. It is unclear if your calculations include the rounded bumpouts on the decks that are shown on your floor plans. Your lot coverage calculations should also include the portion of the front stairs that are over 3’ in height since the definition of a “structure” includes combinations of materials over 3’ in height. It also appears that your calculations may have been rounded down slightly; however, the numbers used for lot coverage calculations may not be rounded down. Please update your lot coverage breakdown diagram to include all portions of the proposed footprint, and please decrease the proposed lot coverage as necessary so that it does not exceed 35% of the total lot area. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, excluding Wednesdays, between 8:00 am and 4:30 pm.
