07-1235 Plan Review Comments.pdf CE ITY OF DMONDS th • 1215 AN•E,WA98020 VENUEORTHDMONDS P: 425.771.0220 • F: 425.771.0221 • W:www.ci.edmonds.wa.us HONEAXEB DSD: P•E•B EVELOPMENT ERVICES EPARTMENTLANNINGNGINEERING UILDING December 17, 2007 Dion Foxton 847 Main Street Edmonds, WA 98020 RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2007-1235 MALOTT DECK REPLACEMENT/EXPANSION AT 1130 SIERRA PLACE Dear Applicant: I have reviewed the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: Variance: 1.Under the variance application (File No. V-2006-150) for the expansion of the existing deck, the Hearing Examiner approved a variance to reduce a portion of the rear yard setback from 25’ to 10’2” to extend the existing deck 9’ to the east. Therefore, please indicate on the site plan that the proposed expansion will be a minimum of 10’2” from the southern property line. Additionally, the plans show the expansion as extending 10’ to the east of the existing deck; however, the variance approval was limited to a 9’ expansion. Therefore, please indicate on the site plan that the deck will only be extended 9’ to the east of the existing deck. Lot Coverage: 2.Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point 30 inches in from the outside edge of the eaves, whichever covers the greatest area. Since decks that exceed 3 feet in height over original grade are considered to be structures, they must also be included in the lot coverage calculations. The “total building lot coverage” is stated on your site plan as being 2,662 square feet; however, it is unclear if this includes the area of the existing and additional deck. Therefore, please provide a breakdown of your lot coverage calculations on your site plan, including the area of the footprint of the existing residence, the existing garage, the existing deck, the proposed deck expansion, and any other structures on the site. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, excluding Wednesdays between 8:00 am and 4:30 pm.
