Critical Areas Checklist: There is no Critical Areas Checklist on file for the above address. Please submit a checklist at your earliest convenience. Checklists (Form P20) are available at: http://www.ci.edmonds.wa.us/bldg_permits_forms.stm. 2. Setbacks: Please locate where the four 4’x4’ treated posts are to be replaced on a scaled site plan and how their replacement meets current code with regard to setbacks (see below). The subject parcel is a corner lot. As a result, it has two 20’ street property line setbacks (Bell Street and 9th Avenue) and two 7.5’ side setbacks from the south and east property lines. From the drawings provided, it appears that portions of the existing deck (and house, in fact) currently encroach into the 20’ street setback from Bell Street on the north and into the 7.5’ side setback from the alley on the south. This means that those portions of deck (and house) are nonconforming with respect to current code. Such structures are regulated in Chapter 17.40 of the Edmonds Community Development Code. According to 17.40.020, nonconforming structures may be continued and limited maintenance and repair can occur on them as well. However, nonconforming structures may not be expanded nor entirely replaced except if it meets current zoning requirements. You may redline your existing plans or submit three copies of your updated site plan (one reduced size) and two sets of any updated pages of the building plans. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm, except on Wednesdays when we are closed for permit review.
