SW Dear Mr. Kim: I have reviewed your resubmittal dated October 7, 2008 for the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue. thth Site Plan: 1.The following items were requested in my letters dated June 11 and August 27.I am enclosing the sample plot plan handout and plot plan checklist for your reference (this was also th included in my June 11 letter), which indicates the items that should be shown on your site plan. Please revise your site plan so that it includes all applicable items listed in the checklist, including the following changes: a.Topography on the site should be shown at 2-foot intervals. Additionally, the steep slope area on the southern side of your property south should be shown at 2-foot intervals and labeled as a Landslide Hazard Area. It was noted that you labeled the northwest corner of the site as th “critical landslide area” with your October 7 resubmittal; however, the northwest corner of the site is not considered a landslide hazard area as it does not contain any steep slopes. The landslide hazard area is located on the southern portion of the property where the site slopes downwards steeply to the south. Additionally, it is still not clear what the note on the site plan stating “pull topography @ 2’ intervals” means. As was previously requested, please show the site’s topography at 2-foot intervals, label the steep slope as a Landslide Hazard Area, and remove the incorrect “critical landslide area” label from the northwest corner of the site. b.The legal description is stated on your site plan as Homeview Addition No. 2, Lot 23. However, the dimensions provided do not match the dimensions of Lot 23 of this subdivision (see enclosed). Therefore, please confirm the legal description of your property and provide the correct dimensions of all four property lines. This item was not addressed with your resubmittal dated August 19 th . your resubmittal dated October 7 e.Confirm that the dimensions of the deck indicated on your site plan match those of your building plans. The dimensions shown on your site plan dated October 7, 2008 still do not meet the dimensions shown on your building plans. In particular, the shape of the deck itself is not reflected on the site plan. Additionally, the site plan indicates that the eastern side of the deck is 31.5’ long, but the building plans indicate that the eastern side is 31’5” long. Also, the site plan and building plans indicate that the western side is 14.5” long; however, it seems that this dimension should be either 14.5’ or 14’5”. Please correct these discrepancies. Lot Coverage: 2.Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point 30 inches in from the outside edge of the eaves, whichever covers the greatest area. The maximum allowed lot coverage for properties within the RS-12 zone is 35%. Please provide lot coverage calculations on your site plan. These calculations must include the footprint of the existing residence, the footprint of the proposed deck and stairs, and the footprint(s) of any other existing structures. Additionally, please show that the proposed lot coverage will not exceed 35% of the net th lot area.
