SW KIM DECK AT 7414 – 181 Dear Mr. Kim: I have reviewed the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue. Site Plan: 1.Refer to the enclosed sample plot plan and plot plan checklist for the items that should be shown on your site plan. Please revise your site plan so that it includes all applicable items listed in the checklist, including the following changes: a.Topography on the site should be shown at 2-foot intervals. Additionally, the steep slope area on the southern side of your property south should be shown at 2-foot intervals and labeled as a Landslide Hazard Area. b.The legal description is stated on your site plan as Homeview Addition No. 2, Lot 23. However, the dimensions provided do not match the dimensions of Lot 23 of this subdivision (see attached). Therefore, please confirm the legal description of your property and provide the correct dimensions of all four property lines. c.Show and label the existing fence. d.Provide the lot area. e.Your building plans indicate the proposed length of the deck including the stairs as being 55 feet; however, the length is labeled on your site plan as being 35 feet. Please correct this discrepancy. Setbacks: 2.Your property is located within the RS-12 zone. The minimum required side setback from the western property line is 10 feet; however, the proposed deck and stairs are shown as being 5 feet from the western property line. Therefore, please reduce the size of the proposed deck and stairs so that they remain a minimum of 10 feet from the western property line. Lot Coverage: Lot coverage is defined as the total ground coverage of all buildings or structures on a 3. site measured from the outside of external walls or supporting members or from a point 30 inches in from the outside edge of the eaves, whichever covers the greatest area. The maximum allowed lot coverage for properties within the RS-12 zone is 35%. Please provide lot coverage calculations on your site plan. These calculations must include the footprint of the existing residence, the footprint of the proposed deck and stairs, and the footprint(s) of any other existing structures. Additionally, please show that the proposed lot coverage will not exceed 35% of the net lot area. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, excluding Wednesdays, between 8:00 am and 4:30 pm.
