S Dear Mr. Musar: I have reviewed the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: Site Dimensions: 1.According to the City’s copy of the map for the City Park Addition to Edmonds, Lot 6 is shown as being 62 feet by 131 feet; however, your plans indicate that the lot is 63 feet by 131.33 feet. Please explain this inconsistency with the original plat and make any necessary corrections to your site plan. Front Entry Stairs: 2.Please show the proposed front entry stairs accessing the covered porch on your site plan. Additionally, indicate the distance from the first stair to the western property line. Note that pursuant to ECDC 16.20.040, “Uncovered and unenclosed porches, steps, patios, and decks may project into a required setback not more than one-third of the required setback, or four feet, whichever is less; provided, that they are no more than 30 inches above ground level at any point.” The proposed front entry stairs must meet this setback requirement. Topography: 3.The topography lines are too light to see on most of the copies of your site plan. Please make the topography lines more legible. Height Calculations: 4.Please make the following corrections to your height calculations: a.It is unclear where Points A through D of your height rectangle are located. Your height rectangle should be the smallest rectangle that encloses the entire residence up to the outside walls and excluding up to 30 inches of eaves. Therefore, your height rectangle should be in line with the southernmost, easternmost, and northernmost walls of the residence as well as the easternmost side of the posts supporting the covered front porch. Please clearly indicate the locations of Points A through D on your site plan and make any necessary updates to the elevations of these points to reflect their corrected locations. b.Indicate the elevation of the maximum allowed height (25’ above the average grade) on your site plans as well as your building elevations. c.If the chimney extends above the maximum allowed height, please indicate that it will meet the requirements of ECDC 21.40.030.C.4 (i.e. that the chimney will not exceed nine square feet in horizontal section nor more than three feet in height for that portion above the height limit). Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, excluding Wednesdays, between 8:00 am and 4:30 pm.
