Email: howard@chermak.com RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2008-0603 TH KLUG ADDITION AT 724 – 9 AVENUE NORTH Dear Mr. Chermak: I have reviewed the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: Legal Description: 1.The Snohomish County Assessor’s website provides the following legal description for the subject site: PUGET SOUND MCHY DEPOT 5 AC TRS BLK 000 D-01 - BEG SW COR LOT 6 TH N ALG W LN 68FT TH E 19FT TO TPB TH E 233FT TH S 68FT TH W 231FT TAP 21FT E OF SD SW COR TH NWLY TO TPB. The dimensions provided on your site plan are slightly different than those provided in the above legal description. Please explain this discrepancy and make any necessary corrections to your site plan. Note that if the dimensions of the site are updated, the lot area and lot coverage calculations will also need to be updated. Existing Setbacks: 2.The attached site plan was submitted for a building permit application for an addition in 1992. The existing setback distances indicated on the 1992 site plan differ from those on your site plan. Please review the attached 1992 site plan, and accurately determine the current location of the house in respect to the property lines. Of particular concern, the 1992 site plan indicates an existing 6-foot setback to the southern property line. If it is found that the existing setback to the southern property line is any less than the minimum required 10-foot side setback, please review ECDC 17.40.020 for the City’s nonconforming structure requirements. The proposed addition will need to be cut back to comply with the minimum 10-foot setback requirement from the southern property line even if the garage is currently located within this setback area. Proposed Balcony: 3.Please show and label the proposed balcony on your site plan. Existing Deck: 4.The building elevations show a deck on the western side of the residence; however, this deck is not shown on the site plan nor the existing floor plan. Please add the existing deck to your plans and label it as such. Height Calculations: 5.Please make the following corrections to your height calculations: a.Points A through D are labeled on the site plan map as 116’, 110’, 110’, and 117’ respectively. However, under the height calculations heading on your site plan, these elevations are indicated as 116.93’, 110.14’, 110.06’, and 117.84’ respectively. Please correct the discrepancy between the elevations used for the points of your height rectangle and make any updates to your height calculations if necessary. b.Indicate the average grade on your building elevations and make sure that the maximum height and proposed height are exactly the same as the figures indicated on your site plan. c.A fireplace was noted in the proposed addition. If a chimney is proposed, please show it on the elevations. Additionally, the chimney must meet the height requirements of ECDC 21.40.030.C.4 (i.e. the chimney must not exceed nine square feet in horizontal section nor more than three feet in height for that portion above the height limit). Lot Coverage: 6. Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point 30 inches in from the outside edge of the eaves, whichever covers the greatest area. Lot coverage calculations must include uncovered upper floor decks. It is unclear if the existing deck and proposed balcony were included in your lot coverage calculations. Please provide a breakdown of your lot coverage calculations to show compliance with the lot coverage calculation requirements. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, excluding Wednesdays, between 8:00 am and 4:30 pm.
