090062-Craig carport conversion.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: 1/30/2009 TO: Reynaldo Pulido th 24227 78 PL W Edmonds, WA 98026 FROM: Pat Lawler RE: Plan Check: BLD20090062 Project: Carport Conversion Project Address: same During review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a Permit Coordinator. 1.Provide a floor plan drawn to scale. Include openings and dimensions. 2.Provide a foundation plan. The floor plan can be used for this but the foundation information will need to include continuous footings that extend to 18” below grade, per R404.1. 3.Show how the anchor bolt requirements will be met. 4.Rebar is required in the foundation. One number 4 bar within 12 inches of the top, and one number for bar 3 to 4 inches from the ground. 5.By infilling the walls, you will substantially increase the wind loading on the building. The wall which contains the large door does not appear to have enough sidewalls for prescriptive alternate brace panels. The minimum width is 16” per side. If the minimum width is available you can use IRC Figure 602.10.6.2 as a detail to build that wall. If you don’t have the minimum 16” you should check with a WA State licensed engineer for other design options. Pat Lawler Plans Examiner 425 771 0220 x1703
