During review of the subject submittal, it was found that the following information, corrections, or clarifications need to be addressed. Please respond to the following items, so that I can complete my review: Height Calculations: 1. a.Please show the rectangle encompassing the development and the associated four corners of the rectangle used for the height calculations. The rectangle should include the cantilever wall of the proposed master bedroom. b.The corner elevations of the current height calculations do not match up with the elevations in height calculation box on the site plan. When the height rectangle is added, please ensure the corner elevations are the same as the elevation in the height calculation box on the site plan. Lot Coverage 2.: a.On the site plan, lot area is listed as 13,000 square feet. The City of Edmonds GIS parcel layer shows the area of the parcel as 8254 square feet, which is consistent with Snohomish County’s tax parcel information that list the parcel as 0.19 acres. It appears the site plan includes the parcel to the south (00488700200800), of which Snohomish County is listed as the property owner. b.Please revise the site plan to show only the property owned by Ms. Stanker and revise lot coverage and other site plan elements (such as setbacks) accordingly. Elevation View: 3. The elevation views do not appear to be consistent. Well the proposed addition’s elevation appears to be consistent between the different elevation views (north, south, and east); there is approximately a 2 foot difference in the elevation of the existing portions of the residence between the different elevation views. Please verify the elevation of the proposed addition, and make any necessary changes if the height calculations changes as a result of the corrections from item number 1 above. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 9:00 am to noon or 1:00 pm to 4:00 pm.
