Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a Permit Coordinator. 1.Show the accessible route to the tenant space. Per WAC51-50, 3409.7 the accessible route would be from the parking area to the primary function area and toilet room. Provide details for: a. Accessible parking space with signage per IBC-T1106.1 b.Accessible ramp with curb cut details from parking lot to sidewalk to entry c.ADA restroom signage d.Vertical grab bar in toilet room e.The Transaction detail 2/4 does not comply with A117.1-904.3.1 or 904.3.2 f.When alterations to existing buildings are performed and the building is not yet accessible, there is an exception to limit the costs for upgrading the accessible route to 20% of the costs of the alterations per WAC 51-50, 3409.7 exception 1. If you would like to propose in a letter form, some or all of these as the required max 20% upgrade you will need to propose them with a corresponding estimated line item costs, that we can then compare with the project construction cost bid, also to be provided to compare for the 20% of costs. The toilet room upgrades could be considered as part of the 20%. 2.Epoxy paint is not recognized as an option for use in the smooth, non-absorbant areas around the toilet. Remove option from plans. 3.Provide signage requirement above main entry door: “THIS DOOR TO REMAIN UNLOCKED WHILE BUILDING IS OCCUPIED”. 4.Provide other exit signage details,including: a.Location b.Signage details c.Illumination d.Tactile exit signage per IBC-1011.3 5.The plumbing appears to be a deferred submittal, although a checklist was included indicating a fixture count. Floor drains are not indicated, and the question of sanitation arises. A separate plumbing permit and associated plumbing plans are required for this project. 6.The cover page code summary: a.Provide occupant load calculations b.Indicate if the building is equipped with a fire sprinkler system.
