09-0280,1,2 Sunset 100.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: 5/18/09 TO: Landsverk Quality Homes Attn: Ronald Skinner th 21118 66 Ave N Lynnwood, WA 98036 RE: Plan Check: BLD20090180,81,&82 Project: Plumbing Project Address: 123 Sunset Ave N During review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a Permit Coordinator. 1.Identify materials proposed for DWV, water supply, rain drain, footing drain, and gas piping. 2.Pressure reducing valves are required at both water supplies to the building. Provide cut sheet with brand and model number. 3.The clothes washers appear to have been missed. 4.Provide isometric drawings to clarify the conditions listed below. 5.First Floor: a.Three bar sink and one kitchen sink locations don’t call out a vent. Island (loop) vents may be appropriate for these locations. If considering proposing air admittance valves, this would be considered an alternate methods and materials which would require an alternate design review permit and a compelling structural reason for doing so. Just because it may be more convenient will not justify approval. b.In numerous locations it appears that horizontal venting is proposed prior to reaching 6” above the flood rim level of the fixture served per UPC905.3 c.Maximum trap arm length per UPC Table 10-1 appears to be exceeded at three locations. d.The ½ bath in the SW(?) corner does not have a vent called out. 6.Second Floor: a.Indicate the vent size for master tub, lavatory and bar sink, west unit b.Again, in numerous locations it appears that horizontal venting is proposed prior to reaching 6” above the flood rim level of the fixture served per UPC905.3 c.The lavatory trap arm appears to connect to the water closet trap arm at center unit ¾ bath. Not more that one trap is permitted on a trap arm per 1001.1. Many of the lavatories do not indicate vents, where ordinarily we would see them. 7.Provide a roof plan with vent termination size and locations, as well as roof drains called out. Include roof drain and overflow details (may be copied from architectural plans) 8.If recirculating pumps are proposed for the water heaters indicate so on plans. 9.A separate permit (free) from City of Edmonds Public Works is required for the irrigation sprinkler permit.
