SW. b.Indicate topography lines at two-foot intervals. Setbacks 2.: Please indicate the distances from the proposed deck and stairs to both the eastern and western property lines on your site plan to ensure compliance with setback requirements. Height Calculations: 3.Please make the following corrections to your height calculations: a.Since the existing balcony and deck are uncovered, they should not be included within the height rectangle. Therefore, please shift the northern boundary of your height rectangle to be in line with the northernmost point of the projecting window at the northwestern corner of the residence. Additionally, please shift the southern boundary of the height rectangle to be in line with the southern wall of the residence. The rectangle may exclude up to 30 inches of eaves. b.The elevations of Points A through D must be updated to reflect the corrected location of the height rectangle. Additionally, please update the average grade and maximum allowed height accordingly. When calculating the average grade and maximum allowed height, please note that the numbers cannot be rounded up. c.The elevations for the average grade, maximum allowed height, and proposed height shown on your building elevations do not match those shown on your site plan. Therefore, when you update these figures based on the corrected height rectangle location, please be sure to update them on the site plan as well as the building elevations. Lot Coverage: 4.Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point 30 inches in from the outside edge of the eaves, whichever covers the greatest area. Please provide a breakdown of the lot coverage calculations on the site plan, including the footprint of the existing residence, garage, decks, and any other existing structures, as well as the footprint of the proposed stairs. The maximum allowed lot coverage for the RS-20 zone is 35% of the net lot area. Therefore, in addition to providing a breakdown of the total lot coverage on the site plan, please also provide the coverage as a percentage of the net lot area. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, between 8:00 am and 4:30 pm.
