We are writing this letter, so that we may in greater depth explain our response to your requests. We will
attempt to explain how and where you question, we addressed.
The changes on the plan were clouded for greater clarity.
Building plans review
1. Sheet A01.1 (Site Plan): a. Datum point. Consistent with Handout 1341, please label the datum point
used for the height calculations and indicate whether it is the actual elevation or assumed to be
100'. The datum is a permanent point of reference such as manhole rim, water mater or fire
hydrant.
Response: The water meter lid has been taken as datum point and indicated as 100'.
The datum point has been labelled on the site plan -sheet A04
b. Height calculations. Since the deck and sunny room are to be removed, move the height
rectangle corners (A, B & C) in to enclose the remainder of the house and garage. Recalculate
height as necessary if the corner elevations change. If there are any changes to the height
calcs, reflect those on Sheet A03.1.
Response: The site plan has been revised. The smallest rectangle has been shown by moving
corners (A,B&C) in to enclose the remainder of the house and garage. The corner elevations
have been corrected and height calculation corrected on the sheet A03.1 ,too.
Lot coverage. Update the structural lot coverage value to include only the house and
garage being retained. Verify the house/garage area value is consistent on the site plan
and Sheet A01. Per ECDC 21.15.110: "Coverage means the total ground coverage of all
buildings or structures on a site measured from the outside of external walls or
supporting members or from a point two and one-half feet in from the outside edge of a
cantilevered roof, whichever covers the greatest area."
Response: The site plan sheet has been revised in verifying coverage areas. The coverage value
includes existing house and existing garage only.
