This submittal relates to Seven Hills Properties proposal to redevelop the site located at 9801 Edmonds Way, tax parcel number 27033600113200 (lot 3200). Minor work will also occur on the adjacent western parcel, tax parcel number 27033600113300 (lot 3300) which will be under separate ownership (see included property owner consent form). The project site is within the BN (neighborhood business) zoning district and is approximately 1.34 acres in area for lot 3200 and approximately 1.56 acres for lot 3300. The proposed work associated with lot 3200 begins with its subdivision into two new parcels sharing an east west property line. The new north lot will be approximately .90 acres in area and the new south lot will be approximately .44 in 'area. In addition to the subdivision, the existing bowling alley building will be demolished. New construction will include an approximately 14,490 square foot, retail building with 1 drive-through lane on the north lot. This building will be occupied by a Pharmacy, a type M (mercantile) use. The single story building will be type VB construction with an automatic sprinkler system. On the south lot, an approximately 3,373 square foot, pad building with 3 drive-through lanes is to be constructed (type VB construction) for use as a bank. Site work on these newly subdivided parcels will include installation of approximately 19 vehicular parking stalls and code compliant landscaping and pedestrian accessways. The existing vehicle access drive in the southeast corner of the site will be retained and maintained for shared use by both buildings. A new cross property pedestrian accessway from the proposed pharmacy to the abutting western parcel will be installed as will approximately 233 lineal feet of retaining wall along the north and east property lines. There is also minor work proposed on the abutting western parcel, Lot 3300, which will be under different ownership. The existing vehicular access drive in the southeast corner of the site will be retained and its internal aisle widened slightly resulting in the relocation of 4 planter islands along the internal drive aisle. Parking and access on this parcel will be shared with the proposed new uses through a Joint Parking Agreement. Quality materials and building design, compliant with the urban design objectives of the Community Culture and Urban Design Elements of the Comprehensive Plan as well as base zone requirements, have been used to create an aesthetically pleasing, highly functional project that is compatible with adjacent properties.
