During review of the above noted application, it was found that the following information, corrections, or clarifications are needed. 1) Provide existing floor plan for the entire building. 2) Provide a general roof framing plan to show that all walls being removed are non-bearing. 3) Show location of all smoke detectors (required inside each sleeping room and in the hallway outside each sleeping area). Also note they must be hardwired and interconnected. 4) Specify size of bedroom windows including sill height. 5) Provide a construction detail for all proposed interior non-bearing walls. 6) Provide a section detail of new 2x6 stud wall at the garage. 7) Minimum 36" landing is required outside the proposed living room door (exception: where two or fewer risers are located on the exterior side of a door, other than the required exit door, a landing in not required for the exterior side of the door). If exception is used specify if first riser is at the same level as the door. Note on plans. 8) Show how island sink will be vented through the roof or with a loop vent as permitted by UPC 909.0.Air admittance valves are not permitted unless first approved by the Building Official under and alternate method per UPC 301.2. 9) Note garage/dwelling separation on plans. Minimum 1/2" shectrock required on garage side of wall and 5/8" type X on the ceiling when there is habitable space above and minimum 20 minute rated or 13/8" solid core door. 10) Clarify door shown between garage and existing bedroom. Is this only attic access? Code does not allow access directly from bedrooms into garages. If door to attic clarify how above garage/dwelling separation will be maintained. 11) Specify where the dwelling unit separation occurs between the two units. 12) Show mechanical equipment locations (i.e. furnace). 13) Clarify in existing bath the two areas that look like showers. Will there be two showers in this bathroom? 14) Where is the closet in the existing bedroom off the bathroom? This room currently does not have a closet. Show location of close it there will be one. Please redline plans or submit two (2) sets of revised plans/documents (affected sheets only) with a written response to each of the above items to a Permit Coordinator.
