Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a Permit Coordinator. 1.Engineer of record: a.Stamp and sign structural sheets. b.Call out bolt requirement for Simpson Strong Wall. If the bolts are to be SSTB28, as indicated in the 2004 Simpson catalog, then provide a note or detail to indicate the possible taller foundation wall required to accommodate the long bolts. c.Justify the 8” plinth foundation at the deck corner near the exterior stairs d.Connection detail 6/A-4 with 2x10 joists sistered to existing joists with 6/8d common nails. If the existing joists are not pressure treated, they shall be removed, not scabbed to. Are the existing joists cantilevered from the original structure? e.Provide connection requirement for furred rips to slope the waterproof deck, e.g. Simpson RC1.56 ripper clips and identify o.c. spacing. f.The shear wall schedule indicates 2-1/2” x3/16” plate washers typical, which should be 3” x.229” per IBC2305.3.11 and details 1/A-4 and 2/A-4. 2.Detail 8/A-4 indicates a ½” clearance from the structural framing to the existing chimney, while R1003.18 requires a minimum of 2” air space clearance to combustibles. 3.One of the existing windows appears to require safety glazing at the stairs. 4.A note on the foundation plan indicates no slope to the concrete floor, which is in contrast to R309.3 the area used for parking of automobiles or other vehicles shall be sloped to facilitate the movement of liquids to a drain or toward the main vehicle entry door. 5.Details 2/A-4 and 3/A-4 show ½” GWB as optional on the garage side of the separation wall. The GWB is a requirement for the separation of the garage to the living space per R309.2. The GWB shall extend to the roof deck or the ceiling of the garage shall be drywalled. 6.The values in the Structural Notes for the fb of the framing lumber appear to be outdated.
