However, the dimensions provided on your site plan are inconsistent with the dimensions indicated on the Fir Meadows No. 3 plat. Please refer to the attached plat document and either correct the dimensions of the property as necessary or provide evidence that the dimensions provided on the site plan are correct. If changes are necessary to any of the property lines, please be sure to update the setback distances shown on the site plan and shift the addition if necessary to comply with the minimum setback distances from the corrected lot lines, and make any necessary updates to the lot area and lot coverage calculations to reflect the correction to the overall lot size. Height Calculations 2.: Please make the following corrections to your height calculations: a.Please clarify what exactly was used as the datum point and what its elevation is. The site plan states “+100, datum pt., -0.5 center of drain, actual 30.5”. It appears that an arrow may be pointing from the datum point label to the same point utilized as Point B of the height rectangle, but that point is stated as being 100.5’, which is inconsistent with the datum point label of 100’. Additionally, the datum point must be a point that will not move during construction, such as an existing manhole cover, water meter lid, or top of fire hydrant. A point in the middle of the proposed driveway will likely be moved during construction, and will therefore not make an appropriate datum point. Please clarify the notes on the site plan to indicate exactly what point is being utilized as the datum point, making sure that this is a point that will not move during construction, and what its elevation is. b.The height rectangle should be the smallest rectangle that fits around the existing house and proposed addition, excluding up to 30 inches of eaves. It appears that Points A through D may not be exactly in line with the outermost walls of the building while excluding up to 30 inches of eaves. Additionally, these points are not currently in line to make a rectangle. Therefore, please update the locations of Points A through D so that a rectangle is formed and so that the sides of the rectangle are in line with the outermost walls of the residence excluding up to 30 inches of eaves. Additionally, please make all necessary updates to the elevations of Points A through D to reflect their new locations and update the height calculations, including average grade, maximum allowed height (25’), and proposed height as shown on your site plan and building elevations. c.The elevations of Points A through D of the height rectangle do not appear to be consistent with the topography lines shown on the site plan. When updating the locations of these four points as discussed above, please review the elevations of the new point locations for consistency with the topography lines and make any necessary updates, including updates to the height calculations and average grade, maximum allowed height, and proposed height on both the site plan and building elevations. ADU Statement 3.: Your floor plans indicate that the residence will contain two kitchens. Although the current intent is for the residence to serve as an adult family home, it appears that the upper floor could possibly be converted into an Accessory Dwelling Unit (ADU) in the future. Since the residence appears to contain a possible ADU, a covenant must be recorded at the County stating that you are aware that an Accessory Dwelling Unit (ADU) permit must be approved separately from this building permit application if you intend for the upper floor to act as a separate dwelling unit apart from the main residence. Even if you do not intend for an ADU within the residence, the purpose of getting this statement recorded is to protect any future owners from thinking that the residence contains an approved ADU. I am enclosing the City’s ADU handout as well as the covenant that must be recorded at the County. All owners will need to review and sign these materials. Note that signatures must be notarized and signed in black ink. Also note that due to the County’s restrictions on margins, the covenant must be printed on legal sized paper (8.5” by 14”) with a 3” margin at the top and 1” margins on all other sides and cannot have any writing located within these margins. You may either get the covenant recorded at the County on your own for $62 and provide us with a copy of the recorded document, or you may turn it in to the City to record it at the County for you for $82 (the County’s $62 recording fee plus a $20 City surcharge fee).
