After looking at the site plan submitted on March 25 and comparing it with the survey submitted on the same date, I did some additional background research. I found that you had applied for and received approval of a lot combination in 2006 — a copy of the decision on PLN -2006-0082 is enclosed. The intent was to combine 301 and 303 4th Avenue North into one parcel since they were under your common ownership. This is essentially what is shown on the survey map submitted on March 25 which was printed on 9/24/06. While the City approved of the combination at that time (see enclosed lot combo decision dated July 18, 2006), it appears that the combination was not recorded at Snohomish County because the parcel line between 301 and 303 still appears in the Assessor's data (see enclosed parcel map). As a result, before I can sign off on the subject building permit, you will need to go to the County Auditor and file a copy of the survey map. In addition, I believe you will have to file a Request for Lot Segregation with the Assessor to officially combine the two lots (http://assessor.snoco.org/forms/FonnStore/segregation request.pdf). For resubmittal to the City for your building permit, please submit an Auditor -endorsed copy of the survey map. That will be included with the associated lot combination permit file. Also, please update your site plan for the subject building permit to reflect the removal of the interior lot line by showing the whole parcel with all buildings and pertinent information described in Handout B61 — Residential Additions (http://www.ci.edmonds.wa.us/Public Handouts/Building handouts/B61- SFR REMODEL-ADD.pdf). Filing the lot combination and indicating the removal of the interior lot line on the site plan will resolve the setback issue with the unpermitted addition and will clear the way for my ability to approve the building permit. Please make all submittals to a Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm.
