DEVELOPMENT SERVICES DEPARTMENT: PLANNING ® BUILDING July 20, 2011 Jim Minar jimm@thesignfactoryusa.com RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2011-0555 SIGN AT 112 5TH AVENUE SOUTH Dear Jim, I have reviewed the above building permit application for the Planning Division. Before I can sign off on the permit, however, the following information needs to be clarified in a written response: l . Sign Location: As proposed, the replacement sign (A) will be mounted on the outer edge of the canopy rather than the wall of the building. As a result, it is considered to be a `projecting' sign as opposed to a `wall' sign. Wall signs are a permitted sign type in the downtown area, projecting sign can be conditionally permitted. According ECDC 20.60.020.M.3, "[I]nternally illuminated signs in the downtown area... must be mounted on the wall of the building. " As a result, the proposed illuminated sign would have to be mounted directly to the wall of the building or the replacement could not have internal illumination (it could be externally illuminated). Please update the proposal. 2. Sign B. There is a sign B indicated on the photosimulation of the site - it looks like an earth with a ring around it. There is no indication about the size, type or method of attachment for the logo sign. Please provide this information similar to Sign A. 3. Size. The BD zones allow a total of 1 square foot of signage for each lineal foot of street wall with the main public entrance (ECDC 20.60.025A.1). The lease line is indicated to be 30 feet. The proposed replacement sign is 29.7 feet but there is an existing projecting sign under the canopy of some size as well as the proposed Sign B. The total square footage for all three signs cannot exceed 30 square feet. Please verify. 4. Design Standards in ECDC 22.43.040.B: Because the site is located in the BD zone, the design standards of ECDC 22.43.040.13 apply to the proposed signage. Specifically, please review subsections (8) through (13) and describe in your response how the proposed signage satisfies the identified criteria. All referenced code sections are available through the City's website at: cl-,aflrd--,It.btxr1. You may redline your existing plans or submit three copies of your updated plans. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 8:00 am to 4:00 pm. If you have any questions, please contact me at (425) 771-0220. Sincerely, Mike Clugston, AICP Associate Planner
