W Dear Mr. and Mrs. Goussev: I have reviewed the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: Stairs: 1. Indicate the stairs to the deck on the site plan. Property Dimensions: 2. Indicate the lengths of all property lines on the site plan. Setbacks: 3. Indicate on the site plan the shortest distances from the deck to the northern, western, and southern property lines so that staff may verify compliance with setback requirements. Height: 4. On the elevation views, indicate the height of the deck, including the height to the top of the guardrail. Lot Coverage: 5. Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area. The maximum allowed lot coverage for the single-family residential (RS) zones is 30 percent of the net lot area. Please provide lot coverage calculations on your site plan, including the footprint of the existing residence, proposed deck, stairs, and any other structures on the site (i.e. shed, garage, gazebo, decks, covered patios, etc.). Since lot coverage is calculated as a percentage of the area of the site, please also include the lot area on your site plan. Landslide Hazard Area: 6. Please indicate the steep slope on your site plan. It appears that the deck may be located within the minimum required 50-foot buffer from the toe of the slope. You indicated during our phone conversation today that you plan to utilize the existing concrete footings, and that only one new footing is needed. Please indicate this on your plans and show the location of the new footing and its distance from the toe of the steep slope. If this footing is within 50 feet of the toe of the slope, please either show how this footing is within the existing developed footprint (you described this footing as being in a small patch of dirt completely surrounded by existing patio and pavement), or submit a report by a qualified geotechnical engineer addressing the applicable critical areas requirements of ECDC 23.40 and 23.80. All submittals should be made to a Development Services Permit Coordinator, Monday through Friday, between 8:00 am and 4:30 pm.
