W Dear Mr. Burke, I have reviewed the above building permit application for the Planning Division. Before I can sign off on the permit, however, the following information needs to be clarified in a written response: 1. True and accurate plot plan: Please submit a true and accurate plot plan using Handout B62 — Retaining Wall (Item #5). Show all existing structures, porches, decks, fences, the required setbacks for the RS-8 zone, etc. 2. Geotechnical report: As indicated on Handout B62 (Item #9), retaining walls in critical areas require a geotechnical report prepared in accordance with ECDC 23.80. It is noted that this site was originally determined to be a critical area waiver in 2002; however, this assessment was updated given the changes to the critical area code in 2005. The updated assessment (enclosed) shows a steep slope critical area on the northern portion of the subject lot. Please submit three copies of your updated site plan (one being reduced size of 8.5" x 14" or smaller) and two sets of any updated sheets of the building plans. On a separate note, operating a business out of a home in a single-family residential zone is a regulated process according to the Home Occupation chapter of the Edmonds Community Development Code (ECDC 20.20). Enclosed is a handout describing the regulation of such businesses and an application for a business license.
