W Dear Mr. Karam: I have reviewed the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: 1.Site Plan: Please make the following revisions to your site plan: a.Refer to the enclosed sample plot plan and plot plan checklist. As stated on the checklist, it is the owner/applicant’s responsibility to submit a true and accurate plot plan. Your plot plan, however, states that the measurements provided are “approx. only.” Since the plot plan must provide true and accurate information, please update all measurements and information shown on the plan so that it is true and accurate. b.Your site plan must be drawn to scale, preferably to a scale of 1”=20’. 2.Property Dimensions: According to the Snohomish County Auditor’s records, the legal description of your property is Lot 11 of the Rowe’s Addition plat. The plat documents for Rowe’s Addition indicate significantly different property dimensions than what is indicated on your site plan. Please refer to the enclosed copy of Rowe’s Addition, and correct the property dimensions as indicated on your site plan to reflect the correct dimensions of the property. 3.Setbacks:Since the dimensions of the property must be corrected as stated above, it is possible that the setback distances indicated on the site plan will also need to be corrected. Please verify all current setback distances from the carport to the property lines. Based on City’s aerial maps, it appears that the carport is much closer to the western property line than the 34’ indicated on your site plan. Please verify this distance, noting that the western property line is not necessarily in line with the edge of the paved street. The setback distance indicated from the carport to the western property line must be the distance to the actual property line, not to the street edge. Please submit three copies of your revised site plan and two copies of all revised building plan sheets to a Development Services Permit Coordinator, Monday through Friday, between 8:00 am and 4:30 pm.
