W Dear Applicant: I have reviewed the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: 1. Property Dimensions: The Snohomish County Auditor's records indicate the following legal description of the subject property: HIDDEN GLEN BLK 000 D-00 - LOT 16 Please refer to the enclosed copy of the Hidden Glen plat. The dimensions indicated on the plat are different than what is shown on your site plan. Please revise the site plan as necessary to reflect the actual dimensions of Hidden Glen Lot 16, or provide documentation of how the actual property lines differ from that which is indicated in the legal description and on the Hidden Glen plat. 2. Setbacks: When revising the property dimensions as discussed above, please update the setback distances indicated on the site plan to indicate the actual distances fi•om the proposed garage to the property lines. 3. Height: Please address the following continents regarding the height of the proposed garage: a. Provide height calculations on the site plan. Refer to Handout #1341 (enclosed) for guidance. In addition to providing the height calculations, the height rectangle and elevations of all four corners of the height rectangle must be indicated on the site plan. b. Indicate the datum point (including what it is and its elevation) on the site plan. c. The maximum allowed height for detached accessory structures is 15 feet. This must be reflected in the maximum allowed height indicated on the site plan as well as on the building elevations. 4. Lot Coverage: Lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area. The site plan states that there is no change in lot coverage; however, the slab where the garage is proposed to be located is not counted towards lot coverage, while the garage would be counted towards lot coverage. As such, please provide a breakdown of the lot coverage calculations on your site plan. The lot coverage calculations must include the footprints of all existing structures (including second story decks, stairs, covered patios, and any temporary storage sheds/tents) as well as the footprint of the proposed garage. The proposed lot coverage must be indicated in square feet and calculated as a percentage of the net lot area. Since lot coverage is calculated as a percentage of net lot area, please also indicate the gross and net areas of the subject site. The maximum allowed lot coverage for the RS-8 zone is 35 percent of the net lot area. Please submit three copies of your revised site plan and two copies of all revised building plan sheets to a Development Services Permit Coordinator, Monday through Friday, between 8:00 am and 4:30 pm.
