Before I can sign off on the permit, however, the following information needs to be clarified in a written response and through the submittal of updated plans: 1. True and accurate site plan: Please submit a true and accurate site plan. The drawing must be scaled (1" : 20' or similar) and must show all structures on the site, whether temporary or permanent. See Attachment A in Handout B61 for reference: http://www.edmondswa.gov/images/COE/Government/Departments/Development Services/Building Division/Forms Handouts/B61-SFR REMODEL-ADD.pdf. South side setback: The existing house is noted to be nonconforming with respect to the 7.5' south side setback for the RS -8 zone. From what is shown on the site plan and on the building plans, the rear portion of the first floor addition and the entire second story addition is proposed to be built in line with the existing nonconforming south wall. This would be expanding the existing nonconforming situation and is not allowed per ECDC 17.40.020.B. All new construction must meet the required 7.5' setback; please confirm and revise as necessary. Height calculations: On the site plan, corner "D" needs to be moved to the east several feet to make the height calculation box into a rectangle. If the elevation of "D" changes, the height calculations will need to be revised. 4. Elevation: Show the lines of average original grade, proposed height, and maximum allowed height on the elevation drawing. 5. Structural lot coverage: On the site plan, show a break out in square feet of lot coverage for each of the structures on the site including the existing house and addition and any other temporary or permanent structures on the site. Also include a calculation of the total structural coverage as a percentage of the lot area. 6. Required parking stalls: On the site plan, please show the two off-street parking stalls required for the site and indicate the dimensions (8.5' x 16.5' minimum). Please submit three copies of your updated site plan (one being reduced size of 11 x 17 or smaller) and two sets of any updated sheets of the building plans.
