Before I can sign off on the permit, however, the following information needs to be clarified in a written response and through the submittal of updated plans: 1. Geotech report: ADDRESSED Because the proposed addition will be within 65' of the steep slope to the west (50' buffer + 15' building setback), please have a geotechnical engineer prepare a report pursuant to Sections 23.40.090 and 23.80.050 of the Edmonds Community Development Code (ECDC) describing how the project complies with critical area code requirements for development within geologically hazardous areas. Specifically, the geotech must address the buffer reduction anticipated by the project in compliance with the development standards in ECDC 23.80.060 and 23.80.070. Elevations: NOT ADDRESSED On the elevation drawing (Sheet 2), show the lines of average original grade, maximum allowed height, and proposed height of the addition. 3. Height calculations: Verify the height calculations shown on the site plan relative to the associated survey and include the cantilever portion on the east side of the house in the height rectangle. Any changes to the height rectangle and resulting calculation must be shown on the site plan and the resulting lines of elevation must be shown on Sheet 2 as indicated above in Comment #2. 4. Site plan: Update the site plan to accurately reflect the information shown on the associated survey dated August 12, 2013. This includes showing the existing shed and more accurate setbacks to the proposed addition, particularly from the western property line. Also, show the top of slope and the proposed buffer and setback lines identified by GEO Group Northwest in their report dated August 26, 2013. Please submit three copies of your updated site plan (one being reduced size of 11 x 17 or smaller) and two sets of any updated sheets of the building plans.
