Before I can sign off on the permit, however, the following information needs to be clarified in a written response and on plans with changes called out: 1. Parcel bounds and lot area: The parcel boundaries and lot area shown on the site plan need to be verified against the Shoreshire final plat (PLN20080046). At this point, draft final plat does not match the approved preliminary plat. The final plat must either agree with the preliminary plat or a minor change to the preliminary plat must be processed prior to final plat approval. 2. Rear setback: The rear setback for the RSW-12 zone is 35' and no setback averaging is permitted in the Edmonds Community Development Code for this situation. The street property line setback is 15' so there may some flexibility on that side of the parcel to reorient the proposed house. If the house is reoriented, verify the elevations of the height corners and the resulting height calculations. 3. Rear patio: Per ECDC 16.20.040.C, "[ulncovered and unenclosed porches, steps, patios, and decks may project into a required setback not more than one-third of the required setback, or four feet, whichever is less; provided, that they are no more than 30 inches above ground level at any point." Verify that the proposed rear patio satisfies this requirement. 4. Datum point and elevation: On the Site Plan, please show the datum point used for the height calculations and its elevation, actual or assumed. Please submit three copies of your updated site plan (one being reduced size of 11 x 17 or smaller) and two sets of any updated sheets of the building plans. Please make all submittals to a Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm (8:00 am to 12:00 pm only on Wednesdays).
