NEW PORCH AT 8620 TALBOT ROAD To whom it may concern: I have reviewed the proposed revision to above building permit application for the Planning Division. Before I can sign off on the permit, however, the following information needs to be clarified in a written response and through the submission of updated plans: 1. Scale: Please update the site plan using a scale of 1"=20'. Call out the distances from the east and south property lines to the proposed porch. 2. Height calculations: Provide height calculations for the proposed porch — see Handout B41 for reference: http://www.edmondswa.gov/services/permits- development/handouts-forms/handouts-by-number.html. 3. Elevation: Using the height calculations, provide an elevation drawing showing the proposed porch on the east fagade with the lines of average original grade, maximum allowed height, and proposed height of the porch. 4. Structural lot coverage: Please provide a break out of the structural lot coverage elements for the site and a total coverage calculation as a percentage of lot area. According to ECDC 21.15.100, "Coverage means the total ground coverage of all building or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area." The maximum percentage of structural lot coverage is 35%. In this case, it looks like the house, garage and proposed porch would be included. Please submit three copies of your updated site plan (one being reduced size of 8 x 14 or smaller) and two sets of any updated sheets of the building plans.
