S Dear Rick, I have reviewed the above building permit application for the Planning Division. Before I can sign off on the permit, however, the following information needs to be clarified in a written response: 1. Lot Status: It was noted that the subject parcel is narrower than the minimum 60 -foot lot width required by the RS -6 zone. Because the lot was unplatted, please provide a copy of a deed from at least prior to July 1956 in order to confirm whether the lot can be considered legal nonconforming pursuant to ECDC 17.40.030. 2. Datum point: On Sheet SP -1, please label the datum point used to establish the height calculations. 3. Height calculations: On Sheet SP -1, the height elevations shown in the height call -out box don't match those on the site plan itself. Please verify and update as necessary; update the elevation on Sheet Al as appropriate. 4. Structural lot coverage: On Sheet SP -1, please provide a break out of the structural lot coverage elements for the site and a total coverage calculation as a percentage of lot area. According to ECDC 21.15.100, "Coverage means the total ground coverage of all building or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area." Please submit three copies of your updated site plan (one being reduced size of 11 x 17 or smaller) and two sets of any updated sheets of the building plans.
