Before I can sign off on the permit, the following comments need to be addressed through the submittal of a response letter and updated plans with changes called out as necessary: 1. ADU Covenant: As noted in Condition 1 of the associated land use permit in file PLN20170025, a covenant must be recorded with the Snohomish County Auditor prior to occupancy of the ADU. A copy of the covenant is attached. Once you've filled in the appropriate information and gotten it notarized, you can either: Have the City file the covenant by submitting a $174 fee ($100 for the City's processing fee and the County's $74 recording fee); OR b. Take the covenant to the County and record it for the $74 recording fee AND return a copy of the recorded covenant to the Edmonds Planning Division with the Auditor's recording sticker on the copy. 2. Single Utilities: Condition 3 of the land use permit in PLN20170025 indicates that the existing house and ADU must be served by one set of utility meters and mailbox. Please verify that this is the case. 3. Height calculations: On the Site Plan, verify the calculated average original grade and maximum allowed height and update as appropriate (it appears to be 99.38' as opposed to 99.30'). On Sheet A17, update the average original grade and add lines of 'maximum allowed height' and 'proposed height' as appropriate. 4. Structural lot coverage: On the Site Plan, verify the structural lot coverage for the parcel (it appears to be 2,990 sq. ft. for 28.9% as opposed to 3,287.74 sq. ft. and 31.7%). Per ECDC 21.15.110, "Coverage means the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area."
