Existing Structures: 1. An after-the-fact demo permit is required to cover the demolition of the garage/shop that existed on the site. If the structure was plumbed, show where the water and sewer lines were capped at the property line. 2. Septic Tank -- there exists a septic tank on the property, which ostensibly serves/served the derelict house immediately to the west.  Note the location on the site drawing, and obtain and show permission from the adjacent homeowner for the septic system’s decommissioning.  If any proposed structure is to be built over the septic tank, the tank shall be removed. Otherwise, the tank may be pumped and filled with inert material, and abandoned in place.  The septic tank shall be professionally decommissioned. Access: 1. Note the AFN # of the access easement granted by the owner of 7803 – 173 St SW on the site plan and include a copy of the easement with your next submittal. 2. City code requires the driveway approach to be paved from the edge of the existing street pavement 20 . feet or to the property line, whichever is greaterThis will require the entire length of the access easement at 7803 – 173 St SW to be paved. A construction easement is recommended. 3. A separate access easement, granted by you, will be required to provide access to the lot immediately to the west. Please provide a copy of that easement. Note that in the event that lot is redeveloped, the access pavement will be required to be extended to that lot. DATE FAXED 1/24/07 PAGE ____ OF _2__ 4. An onsite turnaround is required so that vehicles may exit the property head first. See Edmonds Standard Detail 2.6.1 as a guide. Show entire access easement, from proposed lot eastward, on the reduced size plan. Attach additional sheet if necessary. Sewer: 1. A cleanout is required at the house as well as at the main. 2. Show the extent of the sewer main as it crosses the entire rear of the yard. 3. A cast iron lamphole cover is required over the cleanout at the main. See Edmonds Standard Detail E6.2 for details. The side sewer crosses the proposed infiltration system at several points. Include on the site plan a sewer profile so that adequate clearance and drop can be ascertained. Water: Show water service line from meter to house on the reduced size site plan, also. Attach additional reduced size sheet, if necessary.
