The detention system has only been sized for the new impervious area. Either separate the impervious areas or resize the detention system accordingly. If the impervious area exceeds 5000 sf the detention system must be designed and stamped by a licensed engineer. Detention is now being sized for over 5000 square feet of impervious area and the City’s standard o detention system worksheet can no longer be used. The storm detention system must be designed and stamped by a licensed engineer. Please see attached comments pertaining to the drainage report/calculations. o 6/13/06 – Infiltration design to be stamped by a licensed engineer and included with the drainage o plan. Only the report is stamped by the engineer. Infiltration design needs to include depth of rock, size of rock and placement of pipe &  fabric within the trench. A section view would be appropriate. Also, specify the cleanouts are to be brought to grade.  4.Provide RIM and invert elevations at all CB’s, including the CB in the right-of-way. Response comments received 2/3/06 note RIM at street @100 assumed, invert per City Planning. o As part of the submittal requirements for this plan review, you are required to submit RIM and invert o elevations for the catch basin in the City right-of-way as well as for the catch basins installed as part of the storm detention system. This information still has not been provided o 6/13/06 – Invert elevations have not been provided. Also, i.e.’s need to be provide for the o infiltration system. 6/13/06 – Show the TL connectin points to the infiltration system. o DATE E-MAILED 6/13/2006 3 PAGES 5.Clearly indicate which portion of the driveway is new (proposed) and which portion is existing. How will the driveway surface water runoff for the new driveway be collected and distributed to the o storm detention system? A couple of catch basins have been added within the driveway to capture this water, however it is o unclear how the water will be directed to the CB’s. Will a berm be placed near the transition from the old driveway to the new? 6/13/06 – It appears as though the layout of the driveway has been reconfigured since the last o submittal. Clearly show (outline) the new driveway area and specify surface material. 6.ok 7.ok 8.ok Provide finished floor and bottom of footing elevations on the grading plan 9.. This information will be used to verify grading calculations. Please note that grading in excess of 500cy will require SEPA. Using the bottom of footing elevations provided, grading for the addition has been calculated to be in o excess of 500cy. About 470cy of cut has been calculated for the garage alone. This calculation was derived from using the bottom of footing elevation provided of 106 and topography contours which indicate original grades from 130 to 114. Grading in excess of 500cy requires SEPA. Please contact Gina Coccia, Planner for more information o on the SEPA process. A cross section was provided to further explain the grading calculations, however I am unsure of what o the 8 x 12 x 12 area is. It is shown on the foundation plan as though the footing extends through the garage area to the southern wall. If this 8 x 12 x 12 area was not to be graded I would expect the foundation plan to show something reflecting this. Please provide more information and/or clarify the architecturals to be consistent with what is shown on the grading cross section. 6/13/06 – The cross section was redlined 5/23/06, which reduced the amount of grading on the o project. It is unclear what the intent of this redline was and therefore I am not able to determine how the amount of grading has been reduced. Were the house elevations adjusted? No elevations were provided. As previously requested, please provide finished floor and bottom of footing elevations on the grading plan. 10.ok 11.ok n/a 12. Comment provided 3/31 & 6/13 - Please make a note on the plans the existing d/w will be retained for 13. a construction entrance. Comment provided 3/31 & 6/13 - A filter sock is to be installed in the existing catch basin in Talbot. 14. Comment provided 3/31 & 6/13 - Include ESC notes with your plan set, taken verbatim from ECDC 15. 18.30.050, as well as a construction sequence. 16.Show the connection point for the footing and rockery/retaining wall drains to the storm system. These drains must bypass the detention system. 6/13/06 – It does not appear as though the infiltration system was designed to accommodate these o drains either. The footing and rockery/retaining wall drains must connect to the City’s storm catch basin. Show this connection point on the drainage plan. n/a 17. n/a 18. n/a 19. DATE E-MAILED 6/13/2006 3 PAGES 6/13/06 – The silt fence shall be moved to incorporate the area being disturbed by the infiltration 21. system installation and the construction of the new driveway and retaining walls. 6/13/06 – Where information is duplicated on various plans, it shall remain consistent with the other. 22. Water service line location is shown incorrectly on the plot plan. o Driveway location is shown incorrectly on the plot plan. o Breakdown of impervious surface calcs have been provided on the plot plan and not the drainage o plan.
