Please submit revised plans/documents (affected sheets only) and written responses to each of the following items to Marie Harrison, Permit Coordinator. NONSTRUCTURAL (Review of resubmittal in response to Nonstructural comments dated 6/21/06) 1. Previous item 4: Rockeries are now deferred submittal, see item 13 below. 2. Previous item 8: Stili need special inspection and testing agreement forms completed for both the geotechnical items and structural items listed (2 forms are required). STRUCTURAL (Review of resubmittal in response to Structural Peer Review comments dated 5/23/06) After your meeting with the Building Official on August 1, 2006 regarding the structural review, new structural plans and responses were submitted on August 1 sc and staff generally reviewed to see if items had been addressed. Staff contacted Alex Moroseos on August 2"1 and discussed examples of items that had still not been addressed, inconsistencies between the architectural and structural plans and details, and that written responses to all structural items must be by hire and not the designer. 3. Previous items 1 & 2: Rockeries are now deferred submittal, see item 13 below. 4. Previous item 4: TSIs are still not coordinated on Sheet A5 and Sheet S5. S5 shows 110s while A5 shows 560s, and notes on Sheet A5 call out 360s. Coordination still needs to be made. (this item was specifically discussed with the structural engineer on 8/2/06). 5. Previous item 5, 6 & 7: Detail through the exterior porch from grade beam to 6x12 beam still has not been provided. Detail V/A8 which is referenced in this area on Sheet A5 does not show the porch framing. Clarify if the porch floor framing is sitting on the grade beam and 6x12 beam, or hanging from them. If hanging, specify hanger and attachment requirements. (this item was specifically discussed with the structural engineer on 8/2/06) 6. Previous item 10: Engineer of record still needs to verify and respond. Is the ponywall to be constructed as a shearwall? 7. Previous item 11: Not addressed. Engineer of record needs to review details U/A8 and S/A8 and revise so they are accurate as to how they will be constructed. (this item was specifically discussed with the structural engineer on 8/2/06). 8. Previous item 15: Post sizes and metal connectors must still be provided. (this item was specifically discussed with the structural engineer on 8/2/06) 9. Previous item 20: Not addressed. Please add to structural notes. 10. Previous item 21: Not addressed. Dwight's comments say to see structural response — none provided. 11. Previous item 22: Not addressed. Provide section construction details though second floor deck and master bath tub areas. Clearly show how loads are carried to bearing and specify all framing members, hangers, connectors, etc. GEOTECHNICAL Review of resubmittal in response to Geotech Peer Review comments dated 6/5/2006 12. Previous item #1: a. Sheet A5 of the architectural plans does not reference that the foundation will be pile supported, and shows no symbol for the pipe pile in the legend. b. Pile spacing does not coordinate with Sheet S5 (structural engineer's foundation plan) 13. Previous item #3 (these items have also been discussed with Lyle Chrisman): a. Per your response letter (undated) submitted August 8, 2006, you will be submitting the rockery as a deferred submittal (separate permit). The rockery design will require peer review. Please provide a timeline for submitting the rockery permit application. b. Revise the grading/drainage/utility plan and site plans to show the rockery as a deferred submittal and remove the City's standard rockery detail and rockery section A -A. c. Provide a grading plan showing how excavations will be temporarily sloped for site development until the rockeries can be installed. Provide a letter from the geotechnical engineer of record that he has reviewed the plan and it meets the recommendations in his report, or has additional requirements. If shoring is needed, peer review of plans and calculations will be required. Page 2 of 2
