You are showing a 20-ft access and utility easement along the east property line and a 10-ft sewer easement along the west property line. 2.The access easement shown in the site plan is a 20-ft easement. If this easement is serving 1- 2 lots then the required pavement width shall be a minimum of 12-ft. If the easement is serving 3 – 4 lots then the required pavement width shall be 16-ft. Please see standard details E2.1 and E2.1.1. You may obtain new and up to date details in the City of Edmonds website under Development/Engineering. (www.ci.edmonds.wa.us/engr_dept.stm) 3.Please recalculate the proposed impervious surface. I have calculated the proposed impervious surface to be at 4,650-sq-ft. 4.Please provide invert elevation for all catch basins, and the detention’s system out-fall. 5.The proposed detention system is shown connecting to a line running within the 10-ft sewer easement. Is this line a sanitary sewer main line or a storm line? Please indicate accordingly. If this is a storm line please provide size, and type of material. Is this a private storm or sewer line? If this is a private storm line running through this property you must first obtain permission from the owner by obtaining or modify any existing easement prior to obtaining approval of this building permit. A catch basin shall be installed in order to connect the proposed detention system to the existing storm line that is if this indeed is a storm line. 6.Please show the existing sewer line you are proposing to connect the side sewer. A 6-inch clean out with locking cast iron lamp hole cover shall be installed at the property line. 7.Please show the water service line from the meter to the house. Note that if poly is used as the material for the water service line you shall include a tracer wire and it must be grounded at ends, the meter and the house.
