Please resubmit 3 sets of revised drawings to a Development Services Permit Coordinator. 1. Provide a set of civil drawings. The drawings should not show interior architectural features or grid lines. 2. Provide a truck route plan. 3. Provide a traffic control plan. The plan should show the location of sidewalk closed ahead signs not only around the construction site but a the nearest crosswalks to divert pedestrians to crosswalks. 4. Add a note that only single trucks will be allowed. 5. Show construction staging area. 6. Show the location of the construction fencing. 7. Show the location of the corner flower beds, all street trees and grates and decorative flashing light. Also indicate the concrete stamped crosswalk. 8. Place a note on the drawing that the art in the concrete sidewalk shall be protected at all times. 9. Show the location of existing driveway cut(s) and new driveway cuts. 10. The new driveway cut for the undground parking is to be 24’ wide to the property line and 11. Show the location of the existing storm drainage system for the building. 12. Show the location of the existing fire line system between the water main and building. If a new system is to be installed and the line upgraded, show the new line. Refer to City standard detail E-7.18 and E7.19. 13. Indicate the existing water meters to be removed? 14. Is the 6” pvc sewer line shown on the drawings new or existing? If new, place a cleanout, with locking lamphole cover on the outside and adjacent to the building. In addition the old sewer line will need to be capped at the property line or as close to it as possible. 16. Label the City sewer main. 17. The existing storm system for the building , if connected to the sanitary sewer will need to be connected to the storm sewer system. 18. Place a note on the drawing to replace the sidewalk along Dayton street set to current cross slope standards (2%) th and to replace sidewalk on 5 Ave as determined by the City Engineering Inspector. 19. Where will the surface water from the open area in front of the garbage inclosure drain to? A drain should be installed and connected to the existing sysem. 20. Indicate the size of the garbage area? Where is the recycling enclosure? 21. What is the vertical clearance of the stair landing above the garage drive area? 22. Dimension the parking stalls (8.5’ x 16.5’) and between perpendicular stalls (24.0’) 23. Is a barrier free parking stall required in the garage parking lot? 24. Provide a profile of drive isle from the street to the parking garage. Indicate the slope of the drive isle. 25. A floor drain, with an sand/oil separater, is needed in the garage parking lot and it must connect to the building sanitary sewer system. 26. The minimum drive aisle width requirement is 24’. If it is structurally impossible to obtain the 24’ drive aisle width going to the underground parking, a letter with the appropriate justification needs to be submitted asking for a waiver of that requirement. 27. What types of tenants are planned for this building? Is the existing restaurant going to remain or be replaced with other types or restaurants? If there are any restaurants in the facility, a grease interceptor will need to be installed (on private property). 28. A premise isolation valve and hot box will be required. 29. Show the location of the bus stop. Coordinate with CTand Metro for temporary service sites. 30. Storm drainage notes: a. note 1: change the Water management manual from ‘Western Washington, 2005 Edition’ to the DOE 1992 edition and City standards”. b. Note 2: Change City of Monroe to Edmonds. 31. Storm drainage note 6 refers to new paving. Is this in reference to the new parking garage? General : 32. An encroachment permit will be required for the awnings that encroach into the right-of-way. If the planter boxes are permanent in nature and within the City right-of-way they need to be added to the encroachment permit along with any building overhang. If the planters are movable then a street use permit will be required. 33. Since there will be exterior work done on the site, a sidewalk and parking disruption fee has been calculated (for a 12 month period and based on the landvalue).
