SFR th Project Address: 1405 8 Ave S (RS-8 Zone) October 11, 2006 Ryan Alexander Alexander Bay Construction, Inc. nd 17518 52 Avenue West #B Lynnwood WA 98037 Dear Applicant, I have reviewed the above building permit application for the Planning Division and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: Bay Window: 1. The bay window on the east side of the property does not appear to meet the minimum setback requirement (7.5 feet from the property line). Please revise the site plan and add the dimension from the bay window to the property line so we can be certain it is at least 7.5 feet away. East Patio: 2. The east patio is too close to the property line. Edmonds Community Development Code chapter 16.20.040.C states: “Uncovered and unenclosed porches, steps, patios, and decks may project into a required setback not more than one-third of the required setback, or four feet, whichever is less; provided, that they are no more than 30 inches above ground level at any point.” This means that the closest the patio could be to the east property line is five feet. Please revise the site plan and show this measurement. Site Plan: 3. Please make the following changes to the site plan. a. Please add a north arrow to the reduced sized site plan (redline okay). b. Please show all easements (including a ten foot utility easement) on the site plan. c. Please add the distance from the South and East property lines to the house on the site plan and make sure it meets the minimum setback requirements (25 feet from the North and West property lines, 7.5 feet from the South and East property lines). Height Calculations: 4. Please include the bay window bump out in the height rectangle and update the height calculations, on both the elevations and the site plan, accordingly. Please also label the height calculations on the elevation (include the Actual Elevation, Maximum Elevation, and Average Grade – please draw to scale). Rockery: 5. Please be aware that rockeries in the setback area cannot exceed three feet in height, as measured from top of rock to original grade. Thank you for your cooperation. Please redline plans or submit three sets of revised plans/documents (affected sheets only) with a written response to each of the above items.
