Pertinent standard details should be incorporated into the plan set. 2.12/14/06, previous comment: Please provide correspondence from Community Transit with regards to the existing bus stop, their approval to keep the stop in this location upon construction completion and a potential temporary bus stop during the course of construction. 5/21/07 – A copy of an e-mail from CT was provided with the reponse. Please add a note to the plans o consistent with CT’s response as well as CT contact info. It would be appropriate to show this information on the traffic control plan. 3.12/14/06, previous comment: Provide a traffic control plan. th Three separate layouts will be required for work on Dayton, 5 and the Alley. · Sidewalk closures and re-directing of pedestrian travel is to be shown on this plan. · If there is to be a temporary bus stop, it shall be shown. · 5/21/07 – Response acknowledges comment. Please also provide response to these items. 5/21/07 – Trash Enclosure has not been labeled on the site improvement plan. The City does not currently have a traffic engineer o so the submittal is being reviewed by a consultant. Only states 60lf. There is approx. 53 lf along Dayton Street alone. th b.Sawcut asphalt, 3” depth – revise to be consistent with replacement along Dayton Street and 5 Ave. c.Revise LF for replacement of c/g. th d.Revise SY of sidewalk as required to include replacement along 5 Ave frontage as well as Dayton Street. e.Additional cost required for ADA ramps. f.Additional cost required to paint curb yellow. th g.Additional cost required to remove asphalt strip in existing walk along 5 Ave. h.Revise quanitity of CB Type 1 to include 1 in ROW. i.Revise storm pipe material to include 34lf of 6” DIP. j.Remove cost for concrete driveway and add in additional cost for asphalt approaches. LANDSCAPE PLAN 5/21/07 1. - A tree grate shown at the SE corner of the project is in conflict with the ADA ramp. This tree grate has not been shown on the civils. Also, the tree grate proposed near the entrance off Dayton Street may be in conflict. Please confirm clearances and revise plans accordingly. See also, comment #9 of C-2. 5/21/07 2.– The size of the trash enclosure is not accurately shown on this plan. Please revise. A0.0 – Cover Sheet 1. ok A1.0 – Site Plan 1.12/14/06, previous comment: Some information provided on this site plan should be on the Civil site improvement plan to provide direction on construction of the improvements. Please revise accordingly. 5/21/07 – Utility info not pertinent to this plan sheet (i.e. not used for height calcs, etc.) shall be o removed. The civil set shows revisions to the utility systems that are not reflected on this sheet. 2.ok 3.ok 4.ok A4.1 - Sections 1. ok DATE E-MAILED 5/21/07 PAGE 2 of 6 DRAINAGE CALCS 1.- 2.12/14/06, previous comment: See Note #4 under Grading and Drainage. Storm water quality is to be provided. 5/21/07 – Response states wet vault depth was increased to include 3’ of additional wet pool. This does o not adequately address water quality requirements for the project. Need to provide stormwater quality treatment for the parking and driving surfaces. The stormwater quality treatment needed is for the control of Petroleum Hydrocarbons. The 4 feet of dead storage in the vault will help with sediment loading but not for the treatment of Petroleum Hydrocarbons. Use a BMP from the DOE Stormwater Management Manual that will be suitable for Petroleum Hydrocarbons in the amount likely to be seen at high-use site a such as this. Some examples of potential oil control options include facilities such as an API-Type Oil/Water Separator, Coalescing Plate Oil/Water Separator, or a sand filter system 3.ok C-1 – TESC AND DEMOLITION PLAN 1.ok 2.12/14/06, previous comment: Place traffic control notations on a separate civil sheet. 5/21/07 – Response states sidewalk closed ahead notation removed. This notation is still shown on this o plan sheet. Please remove. 3.12/14/06, previous comment: Filter socks shall be placed in all catch basins within the vicinity the project and any other affected downstream CB’s. Plans currently only call out for socks in Existing CB’s #1 and #2 in the alley. 5/21/07 – Response states notes have been revised to reference “Typ” details. Change has not been o made. 4.ok 5.12/14/06, previous comment: Revise filter fence note to state “per detail # ___/ C-4”. What is to happen with these access lids? 5/21/07 – Response states they have been removed, but they are still showing on the plan sheet. Plans o now call out as Montioring Well Access Lids. Note as “TR” per note on sheet C-2. 8.12/14/06, previous comment: Show location of job shack, job site fencing, staging area and construction parking. 5/21/07 – Comment not addressed. o 9.12/14/06, previous comment: Clearly identify areas of disruption to the City sidewalk and parking area. Please indicate the number of months in which these areas will be disrupted. Additional disruption fees will th apply for closure of more than 72 hours. Please keep in mind that pedestrian travel along 5 Ave will need to be maintained. 12/14/06 (Previous General comment #8) - Provide a cross section of the building, footings, footing th drains and shoring along 5 Ave and Dayton Street. Limits of disruption and duration of disruption not noted. Traffic control/pedestrian re-route will be required accordingly and shall be shown separately on the traffic control plan. 5/21/07 10. – Note asphalt strip as “TBR” C-2 – GRADING, DRAINAGE & CIVIL SITE PLAN ** These comments were previously noted under Civil Site Improvement Plan – not provided. 1.ok 2.12/14/06, previous comment: Please note the requirement to replace the existing driveway approaches with standard curb, gutter and sidewalk per City standard detail E2.13. 5/21/07 - Requirement to be called out on site improvement plan, consistent with other such notes. o Currently is provided on Sheet C-3, Utility Plan and Parking Lot Striping Plan. 3.12/14/06, previous comment: Please revise the note to “replace curb and gutter as determined by the City inspector” to include replacement of the sidewalk. Also, please note the entire curb/gutter and sidewalk section on Dayton Street will need to be removed and replaced. 5/21/07 – Sheet C-2 revised, thank you. Please remove note from C-3 that states Ex. Sidewalk See Note. o There are no notes on C-3 pertaining to this requirement. 5/21/07 – Reference City standard detail E2.8 for new curb/gutter. o 5/21/07 – After further review of this area – removal of existing driveways, removal of existing asphalt o strip, installation of tree grates as well as the need to disturb the sidewalk to construct footings, it is th apparent that the entire sidewalk along the frontage of 5 Ave will need to be replaced. 4.- 5.12/14/06, previous comment: The two new driveway approaches shall be constructed per City standard detail E2.27. This detail requires the entrance to have radii and a high capacity gutter. 5/21/07 - Detail referenced and radii added, thank you. Plan sheets still shown a concrete approach. o Please revise. 6.ok 7.ok, Encroachment Permit submitted. 8.see C-2 (continued) comment #9 9.12/14/06, previous comment: Please provide a cross section of the south entry tower, the sidewalk and bus sign. A minimum 44” clear zone is to be maintained. 5/21/07 – Response states “by others”. A cross section has not been provided. o 10.ok 11.ok 12.ok 13.ok 14.ok 15.ok, plans revised. DATE E-MAILED 5/21/07 PAGE 4 of 6 C-2 – GRADING, DRAINAGE & CIVIL SITE PLAN (continued) 1.Verify invert elevations and direction of flow for existing and proposed storm pipe. Ex. CB #2 – Is North IE correct? The elevation is less than that of the south IE of Exist. CB #1, which would · indicate flow toward the south not north. 5/21/07 – Response states it’s correct, flows go to the North. However, using the inverts o provided the existing storm pipe between Ex. CB #1 and Ex. CB #2 would constantly be holding water. If the information provided is accurate, then this section of storm pipe will need to be removed and replaced, raising the north i.e. at CB #2 to ensure proper flows to the north. Please revise the plans accordingly. 5/21/07 - Please also provide inverts at the Type 1 CB at Dayton Street and the alley so the total o flow of the system can be reviewed and proper elevations established for the run of pipe between Ex. CB #1 and Ex. CB #2. 2.ok 3.12/14/06, previous comment:Show the location of the footing drains and the location in which they outfall. The footing drains cannot be connected to the storm detention system. 5/21/07 – Response states “no footing drains are proposed”. However, the roof runoff collector detail on o Sheet C-5 shows footing drains. Please revise accordingly. 4.- 5.ok 6.ok 7.ok 8.– 9.12/14/06, previous C-2 comment: Show street tree locations and placement of grates in the sidewalk. Ensure there is no conflict between the location of the trees and the awnings. 5/21/07 – Show required ramps at driveways. One ramp is currently shown with a note typical. o Showing all ramps will help determine and avoid potential conflicts. A tree grate shown on the landscape plan at the SE corner of the project that is in conflict with the ADA ramp. This tree grate has not been shown on the civils. Also, the tree grate proposed near the entrance off Dayton Street may be in conflict. Please confirm clearances and revise plans accordingly. See also, comment #1 - Landscape Plan. 5/21/07 10. – Revise note – Paint curbing at sides of: EXIT – change to ENTRANCE on Dayton Street. 5/21/07 11.– Note Wheel Chair Ramp and Street Lamp as “TR” 5/21/07 12.– Please add a note: DO NOT DISTURB CROSSWALK PAVERS 5/21/07 13.– CB#5 is being added as well as a new run of pipe from this CB to the existing CB to the north. Slope of pipe is indicated to be .5%. Revise South 6” inv. at existing CB to be consistent with slope of new pipe. 5/21/07 14.– NEW – CB #3 states curb inlet, but rim to inverts indicate a Type 1 would be required. Please revise. C-3 – STRIPING AND UTILITY PLANS 1.ok 2.ok 3.12/14/06, previous comment: An RPBA is required on the domestic water service line, immediately after the meter on private property, in a hot box. 5/21/07 – RPBA has been shown inside the building. Please revise. o DATE E-MAILED 5/21/07 PAGE 5 of 6 4.ok 5.ok 6.ok 7.Show the location of the 6” sewer lateral from the main to the property line and the 6” side sewer from the property line to the building. 12/14/06, previous comment: Indicate pipe material, slope and provide invert elevations. · 5/21/07 – Response states invert to be determined at construction. As shown, there are two existing o cleanouts in the parking lot that should allow for access to obtain pretty good estimates on depth of the lateral. A more complete design now will prevent delays during construction. 8.ok 5/21/07 9. – Remove or “grey out” notes that are pertinent to C-2, such as: Replace Ex. Driveways, new driveway, etc. on both the utility plan and the striping plan. 5/21/07 10.– Information provided on the striping plan is not consistent with the striping noted on A1.0. Ensure all required striping and signage is shown on this plan. If you’d rather, you can simply incorporate a copy of A1.0 into the civil set and note as striping plan. NEW C-5 (old C-4) – DETAILS 1.12/14/06, previous comment:Incorporate City of Edmonds standard details as required by comments above. rd 5/21/07 – Response states 3 time. Not sure what that means. Detail E1.3 is not the current standard o detail for catch basin protection. Please revise.
