The maximum lot coverage in residential zones is 35% - this means that no more than 35% of the site can be covered by a building or structure pursuant to ECDC chapter 21.15.110, shown below. Your lot area is 6,000 square feet and you show the proposed new house at 2,225 square feet, which is a 37%. Please revise your plans so that the house remains under the maximum lot coverage (and update your height calculations and site plan accordingly). ECDC 21.15.110 Coverage. Coverage means the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area. Patio/Setbacks: 2. Uncovered patios are permitted to extend into the setback area pursuant to ECDC 16.20.040.C, shown below. Please revise your site plan to show the patio at least 11 feet away from the rear property line (currently it is shown approximately 5 feet from the rear property line). ECDC 16.20.040.C. Porches and Decks. Uncovered and unenclosed porches, steps, patios, and decks may project into a required setback not more than one-third of the required setback, or four feet, whichever is less; provided, that they are no more than 30 inches above ground level at any point.
