Project: Malott Garage
Project Address: 1130 Sierra Place
During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised
plans/documents (affected sheets only) with a written response to each of the items below to a
Permit Coordinator.
1) Provide roof framing plan showing rafters, beams, ceiling joists, etc. See attached sample plan.
2) By my calculations rafters and ridge beam are over spanned. Provide calculations stamped and
signed by a Washington State Licensed Professional Engineer.
3) Provide section view from the foundation through the roof for the garden window area to show
how this area frames into the garage.
4) Specify use of space for window area as well as main area on the plans (i.e sunroom, garage,
etc.). Also, note if areas are heated or unheated.
5) Foundation as shown on the section detail does not meet conventional construction. Provide
calculations from a Washington State Licensed Professional Engineer to verify existing
construction is adequate.
6) Exterior walls do not meet minimum wall bracing required by IRC 602.10. Provide lateral
calculations stamped and signed by a Washington State Licensed Engineer.
7) Section detail of building notes 6" minimum wood -earth separation at the bottom of the siding,
however, from the pictures it looks like some areas do not meet this. Note on the plans that the
grade will be changed to meet thing.
8) Specify how the site drains away from the building to prevent water in contact with the wood
siding and sill plate (i.e. slope). Also, any wood in contact with concrete must be pressure
treated. Clearly show on the plans how these issues will be resolved.
