Dear Applicant,
I have reviewed the above building permit application for the Planning Division and it was found that the following
information, corrections, or clarifications will need to be addressed before review can continue:
Door (Window) Graphic:
1. The window in the door is shown to be 27” in length (2.25 feet), and pursuant to
ECDC 20.60.035.A, the maximum area is one square foot per each lineal foot of window frontage – meaning
the maximum sign area for the window graphic is 2.25 square feet. The plans show that the window graphic is
18”x27” (3.375 square feet). Please reduce the size of the window graphic to remain at or under the permitted
2.25 square feet.
Downtown Signage/Internal Illumination:
2. This property is located in the “Downtown Activity Center” as
designated on the Comprehensive Plan Map. There are criteria that all signs Downtown need to meet,
especially related to internal illumination. Internal illumination is only conditionally permitted in the
Downtown pursuant to ECDC 20.60.020.L and 20.60.020.M. Please review the following code sections
(underlined for emphasis) and revise plans accordingly:
ECDC 20.60.020.M.2. Internally illuminated signs in the downtown area and neighborhood commercial
areas may only light the letters. The background of a sign face may not be illuminated.
ECDC 20.60.020.M.3. Internally illuminated signs in the downtown area and the neighborhood commercial
areas must be mounted on the wall of the building. They may not be mounted on or under an attached
awning.
ECDC 20.60.020.M.9. The background color of a boxed cabinet sign face must be opaque and not allow
any internal illumination to shine through. \[Ord. 3461 § 2, 2003\].
