The survey shows an existing 6’ wood fence – if there is still a fence on site, please add it to the site plan. East Setback: 2. It looks like the project meets the minimum 7.5’ east side setback, however if you could add this dimension to the site plan for verification, it would be appreciated. Rear Deck: 3. It looks like the rear (north) deck projects into the setback. Pursuant to ECDC 16.20.040.C, “Uncovered and unenclosed porches, steps, patios, and decks may project into a required setback not more than one-third of the required setback, or four feet, whichever is less; provided that they are no more than 30” above ground level at any point.” What is the height of the deck? What is the distance from the deck to the property line? If it is under 30”, it could not be located closer than 11’ from the north property line. East Landing: 4. Please show all landings and projecting modulation on the site plan. Datum: 5. When you revise the datum point, please update all height calculations on both the site plan and on the elevations. Lot Coverage: 6. What is the area of the deck? If it is under 3’ in height (as measured from original grade) then it is not a structure and would not be included in the lot coverage calculations. What is the height of the deck? If it is over 3’, please add it to the lot coverage calculations and make sure that the total footprint of the house, deck, and porch do not exceed 35% of the Net Lot Area (the survey shows the Gross Lot Area is 9,236 and the Net Lot Area is 8,169.
