Where appropriate, items pertinent to the specific plan sheet shall be bold and other information shall be “greyed out”. Also, due to water and sewer utilities requiring separate approval by OVWSD, please provide separate water & sewer utility plan sheets. 4.A parking plan / striping plan shall be included with the civil construction drawings. 5.Show all easements on the site plan and provide legal documentation for each. If this is one parcel are there really easements for access & utilities or just maintenance agreements? 6.Provide an itemized estimate for both on-site and off-site (right-of-way) improvements, including traffic control. The amount of the bond required for this project will be based on 120% of the City approved estimate for the off-site improvements. The 2.2% inspection fee is based on 120% of the City approved estimate for the entire project improvements. C1 – ROAD/STORM DRAINAGE PLAN – revise Title Block accordingly 1.Impervious surface calculations for each building and the driveway shall be noted on the drainage plan. 2.Clearly shown rockery, eco block wall & 12” curbing on pertinent plan sheets. Rockery is not shown on this sheet. 3.Provide top and bottom of wall & rockery elevations. 4.Indicate required wall & rockery drainage and point of connection to storm system. Drains shall not connect to the storm detention system. DATE FAXED 7/30/07 PAGE 1 of 3 5.Is curbing proposed along the driveway & parking area to direct surface water flows to storm system? 6.Show tightline systems for each building and point of connection to storm detetion system. 7.Show footing drain systems for each building and point of connection to storm system downsteam of detention system. 8.Call out detention volume required and provided on the plans near the detention profile. 9.A driveway section A-A is noted. Callout location of A-A detail within plan set or show on this sheet. 10.Driveway profile shows concrete walkways on outer edges of drive. Clearly indicate driveway surface materials on the plan. C2 – CIVIL/UTILITY PLAN – change Sheet Title to UTILITY PROFILES (?) 1.The 6” sewer lateral is shown to be at 1%. The required slope for this line is 2%. If 2% cannot be achieved and you are requesting to reduce to a 1% slope, then the pipe size shall be upgraded to 8”. C3 – CIVIL/UTILITY PLAN – change Sheet Title to WATER & SEWER UTILITY PLAN 1.Separate plan sheets have been provided for water main extension. This utility info shall be “greyed out” this plan sheet. 2.Show location of individual water service lines to each building. 3.Show location of backflow assembly required immediately after the meter on the landscape irrigation system. 4.New gas main by PSE shall be “greyed out” this plan sheet. PSE will be required to obtain a separate permit and separate approvals for this work. 5.Please clarify note” 27’ to join swr @6.5%. 6.Show required side sewer cleanouts on the right-of-way side of the property line with 12” CI locking lamphole covers. C4 – GRADING/TESC/DETAILS – revise Title Block accordingly 1.Revise plan to provide clarity: Change line types & thickness to provide better clarity of this plan. o Bold pertinent information and grey other info. o Consider showing house demo on a separate plan sheet. A separate permit will be required. o Provide bold dots where proposed contours meet up with existing. o 2.Show placement of filter sock catch basin protection as required. 3.Replace catch basin protection detail with revised version from the City to show required filter sock. Filter fabric over the CB is no longer permitted. 4.Clearly indicate the location of the silt fence. WATER MAIN EXTENSION PLAN 1.Information pertinent to this plan sheet shall be bold and other info shall be “greyed out”. 2.A portion of the proposed water main appears to be in conflict with the existing guardrail. The location of the water main shall be revised accordingly. DATE FAXED 7/30/07 PAGE 2 of 3 3.The gas service to the property shall be a minimum of 6’ from the water main & hydrant. Revise plans accordingly. 4.Clearly identify edge of pavement throughout plan sheets so the areas of disruption can clearly be identified. 5.Some notes are cut off at the match line and are difficult to decipher. Please clarify. 6.Sewer details have been provided on Sheet 2 of 3. This information shall be provided with the sewer utility plan sheet or associated details sheet. TRAFFIC CONTROL PLAN th 1.According to the plans, the water main appears to be out of the 240 St SW travel lane. The water main tie th in is shown to be in 84 Ave W on the south side of the intersection. If this information is accurate, then the traffic control plan shall be revised accordingly. 2.Clearly indicate edge of pavement and travel lanes. Identify existing widths of street / lanes. 3.The work zone shall be clearly shown and protected. 4.The location of signage shall be in advance of the work zone. th 5.Is the signage for “Motorcycles use extreme caution” required on 240? Will there be disruption to this street and will steel plates be used? If steel plates will be used then signage appropriate for this shall be incoroporated into the TCP. 6.Provide a traffic control plan for the work proposed within the cul-de-sac. Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator.
