Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to a Permit Coordinator. GENERAL 1.The information provided on the full size and reduced site plans needs to be consistent. For example, lot coverages noted on the reduced site plan vary from those shown on the full size site plan. Also, impervious surface calcs are not shown on the full size site plan. 2.Please revise “form valley” to read “asphalt swale”. 3.Revise RS 4000 sealer to read AR 4000 sealer. 4.Please add: asphalt driveway with swale to the note in Grading Section 2. 5.Sheet C2 states “remove cedar hedge within clearing limits”. Sheet C1 states this to be an owner option. Please clarify. Please also see notes # 4 & 5 under GRADING. 6.The title of Sheet C2 shall be revised to state both TESC and DETAILS. 7.Replace thickened edge detail on sheet C2 with City standard detail E2.11. 8.Sheet C3 Notes: General Notes, item #2. Revise to read “contact the City Engineering Inspector at 425-771-0220, ext. 1326 to schedule a preconstruction meeting and for all required engineering development inspections. Site Grading and TESCP Notes, item #1 – does not exist. Site Grading and TESCP Notes, item #2. Revise to read: during excavation and fill operations the construction project. 9.Sheet C1 Construction Sequence: Add between 3 & 4: Contractor to install all ESC devices. Add: Maintain dust control as needed. DATE E-MAILED PAGE(s) 3 TESC 1.Please clarify the note “clearing limits at easement line”. What easement line is being referred to here? 2.The silt fence shall be extended along the south property line as required to prevent silt runoff from the property. 3.Please replace detail 4/C2 with City standard detail E1.3 for catch basin protection. The filter sock shall have emergency overflow holes as required per the City standard detail. 4.Revise note “contractor/developer shall maintain and replace straw bales filter fabric to insure proper erosion control. 5.All erosion and sedimentation control componenets are to be shown on a single sheet. 6.Clearly identify seeps and swale on the east side of the property. 7.Show the direction of flow along the swale on the east side of the property. 8.Edmonds Community Development Code 18.30.060, Development approval standards for storm water quality control, shall be included in the plan set verbatim. GRADING 1.Provide lowest bottom of footing elevation for each step in the foundation, if any. Ensure grading quantities are calculated to the bottom of footing. 2.Per the foundation plan and details, the difference between finished floor and bottom of footing appears to be about 4’ where there is crawl. However, a letter in the file dated 2/1/07 from H & AI to the City of Edmonds states grading quantities take into account the excavation necessary to establish a crawl space, which is assumed to measure 2.5’ below finish floor. Please clarify. 3.The plans state grading quantities were calculated using computer software to compare surface models. Please provide a copy of the calculations as a supplement to the grading plan. 4.The grading section on Sheet C1 has a note that states “do not disturb drainage channel”. The drainage channel needs to be more clearly identified in plan view, with this same note. The concern is that the plan view has an owner option note to remove the existing hedge which is in the vicinity of this channel and there are no additional requirements to protect this channel. 5.With regards to the owner option note to remove the existing hedge, it must also be noted that a rockery shall not be constructed within the City drainage easement and construction of a rockery 4’ or greater in height requires a separate building permit. 6.The plans call out a 6’ max high cut rockery per geotech. The construction details for the rockery need to be shown in the civil plans, including a cross section. The geotech report also provides a setback distance from the property line of 6’ min with about 3’ of crushed rock placed behind the rockery. The plans and details need to accurately reflect what will be constructed on site. As stated in the geotechnical peer review technical memorandum from Landau to the City, dated March 28, 2007, the rockery minimum horizontal setback from the City right-of-way has not been met. Redesign or request for waiver from City requirements and approval by the City Engineer is required. STORM 1.The deck on the west side of the house is shown to be wood slotted per the architectural plans. The square footage of the deck is however included in the impervious surface calculations. Please clarify. 2.Please clarify impervious surface calculations. The impervious area table does not provide a grand total, which with the deck equates to 6170sf and without the deck is 5670sf. The total new imperivous provided under lot coverage is stated to be 6136sf. DATE E-MAILED PAGE(s) 3 3.Provide written detail on the storm detention system calcs that were done with the short plat and explain how the additional impervious area for the proposed SFR falls within the existing detention systems capacity. Provide calculations and information, both new and previous. 4.Provide an invert elevation at the existing stub to the property. 5.All footing, rockery/wall and yard drains shall bypass the detention system. Please revise the plans to show a point of connection for these drains to the storm system. WATER/SEWER 1.10 feet of separation shall be provided between the sanitary sewer line and the water service line. 2.Provide invert elevations on the sanitary sewer line at the cleanouts. 3.A 4” cleanout shall be installed on the sanitary sewer line within 2’ of the exterior of the house. 4.A note shall be added to the plans that states approval from City Public Works Department is required to reuse the existing sewer lateral. If approval is not given for reuse of the line, a new lateral shall be installed by the contractor from the main to the property line. Public Works can be contacted at 425-771-0235.
