Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to a Permit Coordinator. JoAnne Zulauf is your City contact for this project. 1.As you know, this project is Lot 4 of the Falcon Ridge subdivision. A condition will be placed on the building permit for this SFR that states the home cannot be finaled until all civil site improvements for this subdivision have been completed and accepted by the City Engineering Division. 2.All erosion and sedimentation control measures are to be shown on the site plan. The silt fence shall reference City standard detail E1.1 o The location of the rock construction entrance shall be shown and standard detail E1.2 referenced. o A filter sock is required in the catch basin located at the end of the private drive. Standard detail E1.3 o shall be referenced. 3.Provide the lowest bottom of footing elevation for each step in the foundation, if any. 4.Show proposed topography contours through the driveway. Please note, the Edmonds Community Development Code does not allow for a driveway slope in excess o of 14% without first obtaining approval by the City Engineer. Requests to construct a driveway up to the maximum allowable slope of 20% must be submitted in writing to the City Engineer with an explanation as to why the 14% slope cannot be achieved. 5.As this site is located within a critical area, the rockery shall be designed and stamped by a licensed engineer. Plans and calculations shall be submitted to the City for review. In addition, peer review may be required. 6.Show the location of the footing drain tightline stub and cleanout provided at the property line with the subdivision. The footing drain tightline system bypasses the storm detention system. Place a note on the plans that the stub was provided with the short plat. Rockery footing drains will be required and shall connect to the footing tightline system. Show the point o of connection on the plans. The house footing drains shall also tie into this system. Show the point of connection on the plans. o DATE E-MAILED 4/20/07 PAGE 1 of 2 7.Show the location of the storm stub and cleanout provided at the property line with the subdivision. Place a note on the plans that the stub was provided with the short plat. The tightline system for the gutters and downspouts shall also make connection to this stub. Show the o point of connection on the plans. The catch basin proposed in the driveway shall also connect to the storm detention system. Show the o point of connection on the plans. The outfall line as shown on the plans is labeled as sanitary sewer. o 8.Provide RIM and invert elevations, including pipe inlets (if any) and outlets at the CB in the driveway as well as at the cleanout located at the property line. 9.Show the location of the storm detention system installed with the short plat or provide a copy of the drainage plan from the civil short plat drawings. 10.The sanitary sewer location is not accurately shown on the plans. Please show the location of the sanitary sewer stub provided at the property line with the subdivision. A o 6” cleanout is required at the property line with a 12” locking CI lamphole cover. Show the location of the sanitary side sewer from the cleanout at the property line to 4” cleanout that will o be provided at the house. Provide invert elevations at the cleanouts at the property line and at the house. o 11.Show the location of the water service line from the meter to the house.
