During review of the above noted application, it was found that the following information, corrections, or clarifications are needed. Please redline plans or submit two (2) sets of revised plans/documents (affected sheets only) with a written response to each of the items below to a Permit Coordinator. 1) Because the "living room" has a closet it is considered a sleeping room. Gas water heaters in sleeping rooms must be direct vent or in a enclosed closet with exterior rated weather-stripped door. Please clarify if water heater is gas or electric and if unit is direct vent. 2) On all plans specify use of space (i.e. living room, laundry, kitchen, etc.) 3) Provide wall section detail for actual construction. Section detail attached is our sample and most likely does not reflect actual construction. 4) Minimum insulation R -Values for habitable space is R-21 wall, R-30 floor or R-10 slab and R- 38 ceiling. Based on plans submitted this area does not meet minimum insulation requirements. Complete a component performance analysis found at www.energy.wsu.edu or submit letter stating proposed upgrades to existing residence such as new windows, more attic insulation, etc. to compensate. 5) Provide framing plans for second floor. Also specify use of space, headroom, and dimensions. 6) Provide typical stair detail for stairs to second floor. 7) Minimum 50 cfin fan is required in the bath and laundry room. Please note on plans. 8) Show location of all smoke detectors. 9) One page references an ADU (accessory dwelling unit). If this area is to become an ADU a 3' door is required for exiting. Also, show location of proposed kitchen if this is to be an ADU,
