N., SUITE 101 1 RENTON, WASHINGTON 98055 + TELEPHONE (425) 228-5975 December 7, 2007 Inspection Report INTRODUCTION The purpose of this inspection was to evaluate the window an siding installations, to the extent that a reasonable amount of time and conditions permit. The initial presumption is that all elements are adequate and proper. Statements, representations or conclusions to the contrary are made only when the inspecting engineer sees evidence which, in his judgment, indicates the existence of significant deficiencies. The inspection is visual only and does not involve the opening or exposure of elements concealed from view. Wherever a deficiency of any kind is identified in this report, there is always a possibility that it is associated with a larger, more serious, more extensive or more pervasive problem that is hidden from view or is beyond the scope of this inspection. Consequently, you should take whatever action is necessary to ensure that the full extent and implications of identified deficiencies are known. To fully understand the importance of any deficiency, you should obtain bids for its correction. Bids for repairs vary widely, with high bids sometimes being five to ten times the amount of low bids for the same work. You should always obtain at least three competitive bids. Certain limitations apply to any inspection, including those diligently performed by a qualified expert. The limitations on this inspection include any noted in the body of the report together with those listed under "Limitations on Inspections" at the end of the report. If you make any use of the information contained in this report, it is necessary that you understand and accept these limitations. IF THESE LIMITATIONS ARE UNACCEPTABLE TO YOU, YOU SHOULD NOT RELY ON THE INFORMATION IN THIS REPORT FOR ANY PURPOSE WHATSOEVER. EVALUATIONS The original building had stucco siding and older inefficient windows. The windows were removed and new double glazed vinyl sash windows have been installed. The framing around the windows was sealed with ice dam material that extends inside of the framing. The window flange was shimmed out from the older stucco siding with pressure treated furring. Pressure treated finning was then applied over the building to shim new siding away from the older siding material. Building paper and other sealants were then used to cover the old siding, the new bats, and make the proper weatherproof connection to the new windows. Cement board siding was then applied to the building. Ventilation between the old and new siding was considered to be a part of the overall design of the residing effort. Each space between the bats is ventilated at the top and bottom and around windows. An air pervious barrier was installed at the portals of the vents to discourage insect activity. I have inspected the various stages of the construction and found that the project was executed in accordance with the plans and was done professionally, with careful attention to detail and quality. It is my opinion that the project is well done and a proper installation that will protect this rather exposed building from predictable weather events. Hidden defects could have a significant impact on the visually based conclusions, statements, and representations made by the inspector.
