Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to a Permit Coordinator. 1.Any approach to storm water management other than tying in to City storm system must be discussed and approved by our Storm Water Engineer, Don Fiene. Please have your Engineer contact Don Fiene as soon as possible to discuss whether infiltration is a viable option at this location. He can be reached at 425-771- 0220 x-1323 or fiene@ci.edmonds.wa.us. Per the Edmonds Community Development Code Section 18.30.060, any new development or redevelopment with more than 2,000 square feet of new impervious surfacing shall be required to provide storm water quality control. The impervious surface calculations noted on the plans indicate the new impervious area to be 2465sf and therefore you will be required to install an on-site storm detention system. Please refer to City handout #E72 available on the City website at www.ci.edmonds.wa.us under o Development Services Department then Engineering. 3/17/08 Not done. The new stamped concrete pavement shall be included in the new impervious surface o area calculations. Also need to include all impervious surface added after 1977 which City records indicate includes sports court and 1997 two story addition. Plans can not be reviewed until the impervious surface corrections are made. If the new impervious area exceeds 5000sf the storm detention system will need to be designed and o stamped by a licensed engineer. Design and calcs will need to be submitted to the City for review by our Storm Water Program Manager, Blaine Chesterfield. If Infiltration viable per Don Fiene as noted above; plans need at minimum the following to be reviewed: Submitted Infiltration report needs to specifically address the amount of new impervious surface that the o system is to be handling. Infiltration detail does not match the system shown on the drainage site plan. Please show correct o detail to match system proposed. Provided invert elevation for outflow catch basin is 106’ but topo at that point is 104’. Please correct o invert elevation or show grading changes. Please provide grading calculations. Grading quantities shall include excavation for the foundation/slab. Include calculations for all yard area within retaining wall that is now proposed to be regraded as well. If the grading calcs for cut or fill exceed 500cy, SEPA will be required. Please contact Kathleen Taylor, Planner, for more information regarding SEPA. 4.3/17/08 Not done. Please show the location of the existing water service line from the meter to the house. 5.3/17/08 Not done. Please show the location of the existing sanitary side sewer from the property line to the house. New Comments as of 3/17/08 regarding additions to plan: 6.Add note to erosion plan to place filter sock with over flow holes in catch basin to north of property. Add detail consistent with City of Edmonds E1.3 Standard detail. 7.Please extend silt fence along west of area where infiltration trench will be buried. 8.Please indicate top and toe elevations of new brick garden wall added around the sport court at ends, corner and every 2 ft of change. 9.Indicate top and toe elevations of new retaining wall and provide drainage detail from geotech. 10.Please note on site plan area north of “planting area” between new stairs and existing deck at north side of house is as grass, concrete, decking or some other surface. If impervious surface then square footage must also be added to impervious area calculations.
